Job Details
  • Salary Range: $25 - $28 hourly (DOE)
  • Work Schedule: Monday – Friday (8:30am – 5:30pm)
  • This position does not include a subsidized apartment unit.

Job Summary

Under the supervision of the Maintenance Manager, the Maintenance Technician assists with maintaining the community’s appearance and maintenance needs. Responsibilities include curb appeal, coordinating make-readies and move schedules, performing repairs, conducting preventative maintenance, and overseeing construction/rehabilitation. The role supports the leasing staff to achieve occupancy goals and resident retention by providing quality service.

Essential Functions
  • Assist with daily maintenance team activities and ensure all work meets GK standards.
  • Coordinate move-ins and repairs, completing unit turns within 5 days.
  • Manage service requests via Onesite, completing work orders within 24-48 hours.
  • Communicate status updates and potential liabilities to the Maintenance Manager.
  • Secure keys and comply with key control policies.
  • Provide excellent customer service to residents.
  • Maintain inventory of supplies and ensure cleanliness of common areas.
  • Perform preventative maintenance on various systems and participate in inspections.
  • Respond to resident concerns and emergencies promptly, including after-hours as needed.
Other Responsibilities
  • Maintain cleanliness of the property, including landscaping, pool, and common areas.
  • Assist with painting, lighting inspections, and maintaining work areas.
  • Present a professional attitude and perform other duties as assigned.
Materials and Equipment

Use of ladders, power tools, hand tools, and maintenance supplies. Office equipment like computers and smartphones are also used.

Knowledge, Skills, and Abilities
  • Effective communication and customer service skills.
  • Attention to detail, organization, and problem-solving skills.
  • Ability to work independently, weekends, and respond to emergencies.
  • Valid driver’s license and reliable transportation required.
  • Proficiency in English and basic computer skills.
  • Knowledge of maintenance procedures and budgeting.

  • Experience in multifamily property preferred.
  • Strong organizational and communication skills.
  • Knowledge of Fair Housing and OSHA standards.
  • Experience with work order management software preferred.
Physical Requirements

Active role involving standing, walking, lifting over 60 pounds, and various physical activities. Vision abilities include close, distance, and peripheral vision.

Working Conditions

Primarily indoor work with exposure to seasonal temperatures, noise, fumes, and mechanical parts.
