Position Summary
Under the general direction of the Facilities Manager, the Maintenance Technician II is responsible for HVAC, plumbing, electrical, appliances, construction, painting, and general ground maintenance. Employees in this role are expected to perform a variety of tasks both inside and outside environments, utilizing mechanical and physical skills to maintain Parc Center for Disabilities’ properties, providing a safe, clean, and aesthetically pleasing environment for employees, participants, and visitors. Maintenance Technician II should have intermediate experience and applicable knowledge in all phases of mechanical and grounds maintenance work with an understanding of principles and tools required for the job.

Requirements
Essential Responsibilities
- Responsible for scheduling and completion of all maintenance work requests, inspections, and routine preventative maintenance of all properties as assigned.
- Prepare for special projects, events, volunteer projects — deliver supplies, setup/take down equipment, chairs, tables etc.
- Document monthly facility safety and checklist inspections per local, city and state licensing requirements.
- Responsible for alerting Facilities Manager of any possible or current safety related problems and/or damage.
- Assure safety standards are followed.
- Responsible for on-call emergency maintenance responses during and after regular work hours as assigned.
- Make decisions relating to facility maintenance repairs as they arise
- Follow established company policies outlined in the employee handbook.
- Maintain a professional courteous manner with all employees, participants, vendors, and contractors.
- Maintain a clean, safe, and orderly workplace.
- Inventory/purchase supplies and other items required to complete work requests.
- Responsible for daily logging in and out.
- Perform additional related work as assigned.
Education, Training And Experience Requirements
- High school diploma or equivalent required.
- Must have at least 2 years hands-on experience in facility maintenance and be proficient in all trades associated with maintenance.
- Any combination of work experience and education that provides the required knowledge, skills and abilities will be evaluated on an individual basis.
- Valid Florida Drivers’ License with acceptable driving record.
- Be physically, visually, and auditorily aware of the cognitive, social, and physical needs of our participants.
- Communicate effectively in English both verbally and in writing.
- CPR and First Aid certifications preferred.
Knowledge, Skills & Abilities
Maintenance
- HVAC — technical knowledge in preventative maintenance, trouble shooting, schematic reading, refrigeration system components, controls, fan/blower motors, heating components, refrigerant recovery, system repairs, exhaust, duct and ventilating systems
- Plumbing - technical knowledge in maintaining, trouble shooting, repairs and fixture replacements, installations, tools, faucets, toilets, water heaters, sewer systems/machines, water supply and drain lines (PVC, copper), sweating copper tubing.
- Electrical — technical knowledge in basic electricity, electrical circuits, meters, tools, trouble shooting, repair/replace lighting fixtures, fluorescent lamps and ballasts, electrical devices, circuit breakers, fuses, switches, receptacles, plugs, motors, capacitors, electrical wiring, conduits and other related electrical components.
- Appliances — technical knowledge, troubleshooting, schematic reading, performs basic repairs, replacing parts, installation.
- Construction — knowledgeable in all phases of basic rough and trim carpentry for walls, windows, doors, drywall repairs and finishing, masonry, flooring installation, ceiling installation, fences, window glazing, minor roof repairs, cabinet making, power and hand tools, repairs to furniture items.
- Painting — knowledge of all phases of painting, preparing various surfaces for painting, pressure cleaning, application, solvents, paints and other finishes.
- Grounds Maintenance — maintain outside grounds in clean and orderly manner including trimming, trash cleanup, sweeping, basic landscaping, irrigation sprinkler systems, operating and maintaining gas powered equipment and tools.
General

- Knowledge of occupational hazards and safety rules and regulations.
- Knowledge of proper use of chemicals and fuel.
- Ability to read and follow instructions and safety precautions.
- Skills required for operating mechanical, electrical and gas-powered tools, and equipment.
- Ability to work an irregular schedule; ability to work during office hours, evenings and weekends as needed for special program events.
- Physical demands such as repetitive motion, standing, bending, kneeling, walking, and lifting for extended periods of time.
- Able to safely lift up to 50 pounds.
- Proficient in the Microsoft Office Suite and other electronic tools preferred.
