Job summary

DAY VILLAGE TOWNHOMES in Baltimore seeks a Maintenance/Service Technician to perform make-ready repairs on vacant units and respond to on-call emergencies. HVAC certified candidates are preferred, with duties covering repair work, inventory, safety, and coordination with the Service Manager.

The role requires night/weekend on-call availability, physical work outdoors in extreme temperatures, and a strong commitment to safety and teamwork.

Qualifications

• HVAC skills required with CFC certification.
• Knowledge of SDS and OSHA regulations.
• Plumbing, electrical and carpentry skills.
• 608 refrigerant certification preferred but not required; training available.
• CPO certification preferred.

Responsibilities

• Perform repairs to make-ready units in a timely manner.
• Be on 24-hour on-call rotation as scheduled by the Service Manager.
• Assist the Service Manager, Housekeeper, and Grounds personnel as needed.
• Maintain inventory control and use maintenance supplies efficiently.
• Inspect properties for improvements and communicate with the Service Manager.
• Process work order requests and ensure same-day completion when possible.
• Assist with maintenance requests and ensure grounds are clean.
• Know gas, water meter cut-offs and sewer clean outs; operate equipment safely.
• Paint interior and exterior where required.
• Support the Property Manager and other staff; transfer if needed.
• Dress professionally in uniform and maintain a positive attitude.
• Be available for after-hours on-call on a rotating basis.

Weekend hours: On-call rotation for emergencies

The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make-ready repairs to all vacant units prior to move-in. HVAC certified preferred.

Essential Duties and Responsibilities

• Perform repairs to make-ready units in a timely manner.
• Is responsible for 24 hour on-call, as scheduled by the Service Manager, respond to on-call paging.
• Assist the Service Manager or Housekeeper with their work if necessary.
• Assist the Grounds personnel with trashing out units if necessary.
• Assist the Service Manager with inventory control and utilization of maintenance materials and supplies.
• Inspect property for improvements and repairs and review with the Service Manager.
• Perform work order requests.
• Assist the Service Manager with maintenance requests.
• Ensure that the grounds are free of litter at all times.
• Operate and perform scheduled maintenance properly on all equipment.
• Know the location of gas and water meter emergency cut offs, all apartment and fixture cut offs, and sewer clean outs.
• Paint interior and exterior when required.
• Assist the Property Manager or other staff members when requested.
• Perform work orders with "same day completion" in mind.
• Review work orders with Service Manager on a daily basis.
• Responsible for adherence to policies outline outlined in Employee handbook.
• Responsible for keeping the Maintenance shop clean and in order at all times.
• Be immediately available in the event of snow.
• Follow the Maintenance General Operating Policies.
• Maintain a professional appearance in uniform and display a good attitude at all times.
• Be aware of personal hygiene and cleanliness while on the job.
• Understand the importance of a good attitude and "team spirit". Work well with other staff members.
• Be cooperative in helping at another site when needed and be flexible to transfer to another property if needed.
• After-hours on call required on a rotating basis.
• Must have reliable transportation.
• Performs other duties as assigned.

Qualifications

• HVAC skills - CFC certification
• CPO certification preferred
• Plumbing, electrical, carpentry skills
• Knowledge of SDS and OSHA
• 608 Refrigerant Certification preferred, but not requires. Will train if necessary.

Working Conditions

• Position may require night/weekend work.
• Required to be on call.
• Duties performed both inside and outside, even in extreme temperatures of below 32 degrees and above 100 degrees.

Education and/or Experience

High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.

Current driver's license, CFC Certificate (Where Needed)

Other Skills and Abilities

HVAC, Plumbing, Carpentry, Electrical skills, Pool certification (if required)

Other Qualifications

Knowledge of OSHA regulations, MSDS standards
