Job summary

Caswell House is seeking a Maintenance Technician to maintain community buildings, equipment, and grounds. The role covers electrical, plumbing, HVAC, and general repairs with a focus on safety and resident satisfaction.

Qualifications

  • Technical certification in HVAC, electrical, plumbing, or related fields preferred.
  • Minimum of 1-2 years of experience in general maintenance, facilities management, or a related field.
  • Experience in senior living, healthcare, or multi-unit residential environments preferred.

  • Conduct regular inspections to identify potential issues, ensuring timely repairs to maintain community standards.
  • Troubleshoot, diagnose, and resolve maintenance problems quickly and efficiently.
  • Implement and maintain a preventive maintenance schedule for all equipment and systems to minimize downtime.
  • Conduct safety checks on emergency systems, fire alarms, sprinklers, and other critical infrastructure.
  • Ensure compliance with safety regulations and respond to emergencies including after-hours as needed.
  • Assist with managing outside vendors and contractors for large projects.
  • Respond to resident work orders with professionalism and courtesy.

Position Summary:

The Maintenance Technician is responsible for the general upkeep, repair, and maintenance of the community’s buildings, equipment, and grounds. This role ensures that all systems, including electrical, plumbing, HVAC, and mechanical equipment, are functioning properly while maintaining a high standard of safety and compliance.

Essential Duties and Responsibilities:
General Maintenance & Repairs:
  • Perform routine maintenance and repairs on community buildings, apartments, equipment, and grounds, including electrical, plumbing, HVAC, carpentry, and painting tasks.
  • Conduct regular inspections to identify potential issues, ensuring timely repairs to maintain community standards.
  • Troubleshoot, diagnose, and resolve maintenance problems quickly and efficiently.
Preventive Maintenance:
  • Implement and maintain a preventive maintenance schedule for all equipment and systems to minimize downtime and ensure optimal performance.
  • Conduct safety checks on emergency systems, fire alarms, sprinklers, and other critical infrastructure.
Safety & Compliance:
  • Ensure compliance with local, state, and federal safety regulations, including OSHA standards and fire safety codes.
  • Respond promptly to emergency maintenance requests, including after-hours calls as needed.
  • Maintain a clean, organized, and safe work environment in maintenance areas and throughout the community.
Vendor & Contractor Coordination:
  • Assist with managing outside vendors and contractors for specialized repairs and large projects.
  • Ensure vendors adhere to safety protocols and community standards during on-site work.
Resident Support:
  • Respond to resident work orders with professionalism, providing timely and courteous service.
  • Engage with residents and staff respectfully, maintaining a helpful and approachable demeanor.
Grounds & Facility Management:
  • Support the upkeep of outdoor areas, including landscaping, snow removal, and minor repairs.
  • Ensure community vehicles (if applicable) are maintained and safe for use.
Qualifications
Education:
  • High school diploma or GED required.
  • Technical certification in HVAC, electrical, plumbing, or related fields preferred.
Experience:
  • Minimum of 1-2 years of experience in general maintenance, facilities management, or a related field.
  • Experience in senior living, healthcare, or multi-unit residential environments preferred.
Skills:
  • Strong knowledge of building systems, including HVAC, electrical, plumbing, and mechanical operations.
  • Basic carpentry, painting, and general repair skills.
  • Excellent problem-solving and troubleshooting abilities.
  • Strong communication and customer service skills.
  • Ability to work independently, manage time effectively, and handle multiple priorities.
Physical Requirements:
  • Ability to lift up to 50 lbs, climb ladders, stand, bend, and work in various environmental conditions.
  • Must be able to respond to emergency situations promptly, including occasional evenings, weekends, or holidays.
Certifications & Requirements:
  • Valid driver’s license with a clean driving record (if driving is required).
  • HVAC certification, CPO certification, or other technical certifications are a plus.
  • Must successfully pass a background check and drug screening.
