SPM, LLC – Centerville Manor in Virginia Beach is seeking a hands-on Maintenance Technician to keep living spaces safe, clean, and well‑maintained. You’ll be at the heart of a community‑driven team dedicated to resident comfort and quality living experiences across 14 states.

You will troubleshoot HVAC, electrical, plumbing and appliances, perform preventive maintenance, and help manage inventory while rotating on‑call duties.

Qualifications

• Previous property maintenance experience.
• HVAC certification preferred but not required.
• Strong knowledge of HVAC, appliances, electrical, plumbing and carpentry.
• Excellent communication and teamwork skills.
• Customer service oriented and helpful attitude.
• Ability to lift at least 50 pounds.
• Valid driver’s license, auto insurance, and reliable transportation.

Responsibilities

• Take ownership of maintaining the community, indoors and out.
• Troubleshoot and repair HVAC systems, electrical, plumbing and appliances.
• Complete service requests within 24 hours with care and efficiency.
• Perform routine upkeep and preventive maintenance.
• Maintain curb appeal: exterior cleaning and grounds upkeep.
• Rotate on-call duties with the maintenance team for after-hours support.
• Keep inventory of parts to control maintenance costs.
• Collaborate with team members and vendors to serve residents.

As a Maintenance Technician at Centerville Manor, you’ll be at the heart of that mission: ensuring our residents live in well‑maintained, comfortable, and safe spaces they’re proud to call home.

What You’ll Do:

• Take ownership of maintaining the physical condition of the community, inside and out.
• Troubleshoot and repair HVAC systems, electrical issues, plumbing problems, and appliances (stoves, dishwashers, refrigerators, disposals, etc.).
• Complete service requests within 24 hours quickly, efficiently, and with care,
• Perform routine upkeep and preventive maintenance to keep everything running smoothly,
• Help maintain excellent curb appeal: remove debris, pressure wash exteriors, maintain grounds, and more.
• Rotate on‑call duties with the maintenance team for after‑hours and occasional holiday/weekend support.
• Keep inventory of commonly used parts and materials to control maintenance expenditures.
• Collaborate with team members and vendorsand always go the extra mile for residents.

What You’ll Bring:
