Location: Portland, Oregon (covering a 35-mile service radius)
Reporting To: Manager of Maintenance Operations
Status: Non-Exempt, Full-Time
Salary: $35 -$45/Hourly DOE

EMPLOYEE OWNER POSITION PURPOSE:

We are looking for a dependable Maintenance Technician level III to service Homeowner Associations (HOAs) and managed residential properties. This role requires an independent professional capable of managing their own schedule and working without direct daily supervision. You will troubleshoot on-site issues and perform a wide variety of basic handyman-style repairs, property operations, and seasonal maintenance. Working closely with our local Management office, you will take full ownership of your daily routine to keep community assets functional, safe, and visually appealing.

JOB DUTIES AND RESPONSIBILITIES:
Repairs & Trade Maintenance- Experience 5+ years
  • Drywall & Paint: Independently patch drywall holes, match textures, and apply touch-up paint in common areas or damaged corridors.
  • Carpentry: Assess and repair or replace rotted trim pieces, loose siding sections, minor wooden deck boards, stairs, and community fencing.
  • Plumbing: Troubleshoot and fix basic fixture leaks, replace flush valves, clear clogged drains, and install new faucets or showerheads.
  • Hardware & Security: Adjust sagging doors, fine-tune door closers, tighten panic bars, and secure mechanical gate latch systems.
Property Operations & General Maintenance
  • Lighting & Systems: Conduct routine light checks, replace burnt-out bulbs or LED modules, and reprogram mechanical or digital time clocks for seasonal shifts.
  • Exterior Cleaning: Clear cobwebs, dust, and grime from building entryways, breezeways, and overhangs using hand tools or pressure washers.
  • Debris & Enclosure Management: Tidy garbage enclosures, manage bulk debris removal, and clear illegally dumped materials.
Grounds & Seasonal Care
  • Weed Control: Manage and eradicate weeds and unwanted vegetation across walkways, gravel paths, and structural perimeters.
  • Winter Snow Removal: Clear snow and apply ice-melt to walkways, stairs, and priority parking areas during inclement winter weather.
  • Amenity Maintenance: Clean, inspect, and secure outdoor recreational areas, tennis/pickleball courts, and playground structures.
Facility & Bathroom Care
  • Maintain Functionality: Inspect common area changerooms, showers, and bathrooms to ensure all infrastructure and plumbing fixtures work properly.
  • Restock Supplies: Monitor and replenish paper products, soap, and hand sanitizer in community spaces.
  • Clubhouse Care: Vacuum, mop, dust, and wipe down surfaces in community clubhouses and recreational buildings.
Scheduling & Communication
  • Self-Management: Independently build, optimize, and execute your daily driving schedule across a 35-mile service radius to maximize route efficiency.
  • Office Collaboration: Act as the eyes and ears on the ground, coordinating directly with the local Management office to report property hazards, track active work orders, and log completions.
QUALIFICATIONS:
  • High school diploma or equivalent required.
  • Ability to use common maintenance tools and equipment safely.

SPECIAL POSITION REQUIREMENTS:
  • Must have and maintain a valid driver’s license, vehicle insurance travel across state lines (OR/WA) between job sites and driving record, in compliance with Company policy
  • Must have reliable Transportation and tools
  • This position requires using work applications on a personal cell phone. Cell phone reimbursement will be provided.
PHYSICAL REQUIREMENTS:
  • Ability to stand, walk, bend, kneel, crouch, and climb for extended periods of time
  • Must be able to lift, carry, push, and pull up to 50 pounds safely
  • Ability to work in indoor and outdoor environments under varying weather conditions
  • Capable of using hand tools, power tools, and technical equipment safely and effectively
  • Ability to climb ladders and work in elevated or confined spaces as needed
  • Must be able to read labels, instructions, technical documents, and safety signage
SCHEDULE:
  • Ability to work a 5-day schedule between the hours of 7:00 AM and 5:00 PM.
  • Flexibility to perform seasonal weekend work as required by summer pool operations or winter weather.
