Overview

Job Title: Maintenance Technician

Responsible to ensure the efficient operation and maintenance of mechanical, electrical and plumbing equipment and systems for the assigned property(s). Responsibilities include maintaining a clean and safe working environment, performing rounds, conducting routine assessments, performing day-to-day preventive and corrective maintenance, painting, and housekeeping for assigned properties.

Responsibilities
  • Perform all plumbing, electrical, or HVAC requirements of the building(s).
  • Maintain heating equipment, chillers (air and/or water cooled), DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems.
  • Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, diffusers, and related equipment to provide a comfortable environment.
  • Verify field conditions and perform necessary repairs or adjustments.
  • Monitor Energy Management systems.
  • Repair doors, ceilings, hand rails, floors and other general repairs, adjustments and installations.
  • Repair plumbing fixtures (water closets, urinals, flush valve assemblies, lavatories, etc.).
  • Perform preventive maintenance in accordance with company standards, building protocol, manufacturer recommendations and industry best practices, including changing filters, cleaning coils, flushing condensers, maintaining belts, bearings, alignment, and chemical treatment and feed equipment; inspect and maintain cooling towers; perform annual inspections and other scheduled routines.
  • Inspect engine room equipment, fan room equipment, cooling tower, motors, house pumps, electric rooms, back-up generator, fire pump(s), sump pump(s), and ejector pumps; replace lamps and signage; ensure rooms are clean and clear of obstructions.
  • Check emergency exit signs and lights and ensure access to emergency stairs and exits; perform fire and life safety inspections per NFPA, local jurisdiction, and company standards as directed.
  • Document and report activities to supervisor.
  • Respond immediately to emergency situations and customer concerns.
  • Comply with all applicable codes, regulations, and company directives; practice safe work habits.
  • Complete required safety training annually and comply with the dress code when on property.

Education & Experience
  • Important Education: High School Diploma or GED; apprentice program or trade school preferred.
  • Experience: 5+ years in operating mechanical, electrical, and plumbing systems in a commercial property setting.
Additional Eligibility
  • Appropriate trade license/permit as required (e.g., Journeyman or Master Electrician, Refrigeration Certificate, Boiler license, etc.).
  • Certification as Universal Technician for CFCs may be required depending on market licensure.
  • Valid driver’s license with good driving record (where applicable).
  • Basic computing skills (Outlook, Excel, Word).
  • Experience operating, maintaining and repairing HVAC, boilers, pumps, refrigerant systems, compressors, water systems, etc.; knowledge of energy management systems.
  • Thorough knowledge of building systems operations, maintenance and repair.

May be the only maintenance staff member on duty during certain shifts; may require extended hours, shift work, or on-call duties.

Work Environment & Physical Demands

Work environment: professional office setting; travel between properties; operates standard office equipment; outdoor conditions in varying weather.

Physical demands: ability to stoop, stand, climb; frequently lift a minimum of 50 lbs; crouch and reach; move between departments, floors and properties; speak clearly; read and understand information; vision for reading materials and schematics.
