Job summary

Hilton Garden Inn Topeka is seeking a Maintenance Assistant to help present the hotel's physical attributes and ensure a safe, efficient work environment for all team members. You will assist in servicing, maintenance, and equipping the property to deliver an excellent guest experience.

Responsibilities include supporting the Maintenance Director, understanding plumbing, electrical, and HVAC systems, performing routine maintenance, and completing work orders with organization and timeliness.

  • High school diploma or equivalent is required.
  • Some maintenance experience or vocational training is a plus.

Job description

The Maintenance Assistant will assist in presenting the best of the physical attributes that the hotel has to offer, ensuring an excellent experience for guests and a safe, efficient work environment for all team members through proper servicing, maintenance, and equipping of the property.

Duties/Responsibilities
  • Contributes to the departmental and property monthly goals for guest satisfaction scores by doing the job right the first time and giving exemplary service that goes above and beyond guest expectations. This is Job One for all team members.
  • Approaches all encounters with guests and employees in an attentive, friendly, courteous and service oriented manner.
  • Carries out the assigned duties of the Maintenance Director when required.
  • Maintains knowledge of building systems, such as plumbing, electrical, and HVAC.
  • Carries out on property maintenance such as painting, caulking, minor plumbing, and HVAC repairs.
  • Performs the day-to-day operations of the Maintenance Department when scheduled.
  • In the absence of a houseperson, walks grounds, sweeping up trash, and emptying trash cans.
  • Observes systems or facilities to determine maintenance or repairs that need to be performed.
  • Assesses building systems to plan work assignments and project schedules.
  • Completes maintenance and repair work correctly and in a timely manner.
  • Runs daily Out of Order report and develops resolutions for rooms returning to service.
  • Processes and completes work orders, with an emphasis on organization and tracking progress, including a full history of each room in the Quore system.
  • Participates in the Preventive Maintenance program and tracks progress in Quore.
  • Obtains and stays current on all required certifications when applicable.
  • Maintains a clean maintenance shop, tool inventory and storage inventory.
  • Coordinates all required shuttle maintenance when applicable.
  • Stays proficient in all fire and life safety training and maintaining all fire and life safety inspections and is fully trained on his or her role in any emergency situation.
  • Responsible for grounds maintenance, including mowing, fertilizing, planting, pruning, and applying chemicals.
  • Blows lot twice weekly on Sunday and Wednesday.
  • Ensures that a safe ice melter is put down prior to and after icing events. Makes sure walks are shoveled and de-iced after snowfall accumulations.
  • Observes all safety protocols, including maintaining safe keeping of key cards, personal protective equipment, spotting any suspicious activities and reporting any concerns to the Manager on Duty, no matter how small.
  • Conducts daily morning and afternoon inspections in Quore.
  • Coordinates with Front Desk to provide up-to-the-minute of maintenance work status.
  • Maintains expenses within budget guidelines or better, payroll, scheduling, and maintenance department costs.
  • Provides the appropriate support to contribute to achieving the monthly Brand Standard Satisfaction ratings and passing the regularly scheduled Quality Assurance Inspections.
  • Ensures work done by others is inspected personally before signing off upon completion.
  • Responds to guest requests.
  • Maintains regular attendance in compliance with the hotel’s standards, as required by scheduling which will vary according to the needs of the hotel.
  • Always complies with the hotel’s standards and regulations to encourage safe and efficient hotel operations.
  • Ensures compliance with all Brand Quality Assurance standards.
  • Assists in special project work by other departments, such as mattress turning, deep cleaning, carpet cleaning, upholstery cleaning, etc., to ensure high standards of cleanliness and comfort to the guest.
  • Makes safety and security a top priority. Is completely trained in all emergency procedures and ready to take charge in an emergency. Is constantly aware of potential security threats and models If You See Something, Say Something by notifying the Manager on Duty or any other Manager. Stays knowledgeable of fire panel functions and location of gas and water shut-offs.
  • Ensures proper chemical usage according to OSHA Safety and Health Management System guidelines. Follows property OSHA/HAZCOM procedures.
  • Wears appropriate brand required uniform and name tag during all scheduled shifts.
  • Performs all other duties assigned from time to time.

Physical Requirements
  • Prolonged periods standing and walking, and frequently pulling, pushing, and bending.
  • Must be physically able to perform repairs when needed.
  • Must be able to lift and carry up to 50 pounds at a time.
