Job summary

Coastal Ridge Real Estate seeks a Maintenance Technician to support Nine20 Tempe luxury apartments. You’ll handle resident requests, turnovers, and proactive upkeep of exteriors and common areas.

The role includes pool maintenance and on-call duties to ensure timely, high-quality service. You’ll work with a team under the Property Manager, following OSHA safety guidelines and using maintenance software for activities and reporting.

Qualifications

  • High school diploma or equivalent.
  • Basic English communication to interact with residents and team members.
  • Experience in general maintenance including HVAC, electrical, plumbing, and appliances.
  • EPA Certification (Type I and II) preferred; may be required in some locations.
  • Basic computer skills and maintenance software use.

Responsibilities

  • Ensure timely completion of resident service requests, including after-hours and emergencies.
  • Perform unit turnovers and make-readies for new residents to meet move-in deadlines.
  • Maintain exterior and common areas including grounds and shared spaces.
  • Perform swimming pool maintenance and ensure health and safety standards.
  • Identify maintenance issues proactively to minimize disruptions.
  • Adhere to OSHA standards and report safety hazards.
  • Use tools and supplies safely and manage inventory.
  • Collaborate with team to meet property goals.
  • Maintain uniform and professional appearance.
  • Perform other duties as assigned by management.

Job description

As a Maintenance Technician, you’ll play a crucial role in creating a well-maintained and welcoming community for our residents. Your expertise and dedication will enhance the property’s value while ensuring a safe, comfortable, and enjoyable living experience for everyone. This full-time, non-exempt position reports directly to the Property Manager.

Where You’ll Work:

Our fully furnished studio, one, two, and four-bedroom apartments are complete with upscale finishes all around. Our apartments feature the best finishes with keyless entry, granite countertops, soft-close kitchen cabinets, stainless steel appliances, private lock on bedrooms, walk-in closets, memory foam mattresses, in-unit washer and dryer, plus your very own mini-fridge in each bedroom.

What You’ll Own:
  • Ensure timely and thorough completion of all resident service requests, including after-hours and emergency needs. You will participate in an on-call rotation with the rest of the maintenance team.
  • Execute unit turnovers and make-readies for new residents to meet move-in deadlines with high-quality standards.
  • Proactively maintain the exterior and common areas of the community, including grounds, breezeways, and shared spaces, ensuring a clean and welcoming environment.
  • Perform swimming pool maintenance and ensure compliance with applicable health and safety standards, where applicable.
  • Identify and address maintenance issues proactively to minimize disruptions and improve property efficiency.
  • Consistently adhere to OSHA standards and company safety policies. Promptly report any hazards or safety concerns to the appropriate personnel.
  • Utilize property resources, tools, and supplies efficiently and safely, ensuring proper care, maintenance, and inventory of equipment.
  • Work closely with the maintenance team and other departments to meet property goals and foster a culture of teamwork and support.
  • Maintain the required uniform and ensure a professional and approachable appearance at all times.
  • Perform other responsibilities as assigned by management.
What You’ll Bring:
  • High school diploma or equivalent required.
  • Basic English communication skills to follow instructions and interact with residents and team members.
  • Previous general maintenance experience, including HVAC, electrical, plumbing, and appliances, strongly preferred.
  • EPA Certification (Type I and II) preferred; may be required in some locations.
  • Basic computer skills, including the ability to use maintenance management software and email systems.
  • Strong problem-solving skills and ability to communicate effectively with residents and team members.
  • Ability to frequently walk and occasionally stoop, kneel, crouch, or crawl. Must be able to lift/move loads up to 50 lbs. and use a ladder.
  • Must live within 30 miles of the assigned property and have reliable transportation to participate in on-call duties.
