Job summary

ZRS Management is seeking an experienced Maintenance Technician in Tampa, FL to service multi-family properties. The role supports the Maintenance Supervisor and reports to the Property Manager, focusing on skilled repairs and timely turnover of apartments.

Qualifications

• Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.
• EPA universal or Type 2 certification is required.

Responsibilities

• Perform maintenance repairs in plumbing, electrical, HVAC, appliances and related systems.
• Execute apartment turnover maintenance within 3–5 business days and complete turnover checklist.
• Maintain common areas (sweeping, mopping, cleaning, trash) and monitor exterior building conditions.
• Contribute to a preventive maintenance program and ensure safety of equipment and structures.
• Keep tools and work area organized and observe safety rules.

Looking for an experienced Maintenance Tech with previous experience in Multi-Family. Pay ranging from $21-23 plus on call monthly bonuses.

The Maintenance Technician's primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.

Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:

• Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.
• Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.
• Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.
• Monitor building exterior for issues with roof, siding, shutters, etc.
• Help maintain an effective preventive maintenance program for area of responsibility.
• Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.
• Enter any newly purchased tools or equipment into inventory.
• Keep work area clean and orderly.
• Observe all safety rules.

Qualifications
