Job summary

Emerge Living is seeking a Maintenance Technician to support Waterstone Place Apartments in Stafford, TX. You will perform preventive maintenance, repairs, and make-ready tasks to ensure a high-quality resident experience.

You will diagnose issues, follow safety and code requirements, and document work orders. You may assist with groundskeeping and on-call emergencies, while maintaining inventory and vendor coordination.

Qualifications

• Must be physically able to perform tasks that require extensive standing, walking, lifting (up to 50 lbs), bending and climbing.
• Must communicate effectively in English, both written and verbal, for work-related purposes.
• Must be willing to work weekends, on-call hours, and respond after hours when required.

Responsibilities

• Complete assigned work orders and preventative maintenance by diagnosing defects and repairing per safety standards.
• Complete make-ready process for vacant apartments, including pre-move-out inspections and punch-list creation.
• Manage materials and inventory; track usage and reorder as needed; document services accurately.

We’re a dedicated firm that strives to deliver exceptional value to our partners, properties, and our residents.**About the Role:**As the Maintenance Technician, you will be part of a team responsible for the efficient operation and upkeep of the community, buildings and grounds, ensuring an amazing resident experience. Maintenance technicians at Emerge Living wear many hats and, with the rest of the maintenance team, handle make-ready tech and other duties. Reporting to the Community Manager and Service Manager, this is an exciting opportunity to help us achieve our mission of building community around delivering living excellence.**What You Bring: (Requirements)*** Ability to perform numerous physical activities that require considerable use of your hands, arms and legs and moving your whole body, including prolonged or repeated standing, walking, climbing, sweeping, stooping, kneeling, shoveling, crouching, lifting and handling of materials. Frequent lifting, grasping and carrying materials and equipment up to 50 lbs.* Computer literacy and effective communication skills: Must be able to effectively communicate both orally and in writing in English for all work-related purposes.* Ability to work any assigned shift, including weekends. Shifts may change according to business needs. Must be able to respond to emergencies after normal business hours and on weekends when assigned on-call responsibilities. A telephone number where you can be reached after-hours must be provided for your manager.* Maintenance employees, with limited exceptions, are required to use their own smartphone to perform certain aspects of their job. The device must have updated software and must be password-protected and compliant with Emerge Living security systems and operations software.* Ability to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.* Travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all the daily responsibilities of this position.* Have or will pursue in 90 days EPA certifications Type 1 and II* A Valid Driver’s License**What You’ll Do: (Responsibilities)*** Complete assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.* Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.* Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.* Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.* Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.* Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.* Complies with Emerge Livings safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.* May periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.**What Motivates You:*** **Impact:** You thrive on improving the lives of residents, exceeding budgeted expectations, and contributing to the company’s success.* **Challenges:** You embrace obstacles as opportunities, proactively seeking and implementing solutions.* **Growth:** You’re inspired by being part of a fast-growing organization and contributing to its continued success.**What We Have to Offer:*** Medical, Dental, Vision, Disability and Life Insurance* Employee Wealth Program* 401K Plan* Generous PTO* Growth Opportunities
