Job summary

The Yarco Companies seeks a maintenance technician to support property upkeep across residential communities. You will perform repairs, preventive maintenance, and make-readies to bring units to market standard, inspect common areas, grounds, and respond to on-call needs.

You will work with the Maintenance Supervisor and Community Manager, handle appliance troubleshooting, HVAC/electrical/plumbing minor fixes, and ensure safety and compliance across site operations.

Qualifications

• High school diploma or GED required.
• Pool certification preferred; HVAC certification, boiler certification if applicable preferred.

Responsibilities

• Assist and work with Maintenance Supervisor and Community Manager.
• Perform repairs and preventive maintenance throughout the property.
• Maintain residential units, public spaces, grounds and equipment.
• Make units market-ready; some painting may be required.
• Maintain laundry rooms to company guidelines.
• Perform daily pool maintenance and comply with city codes (if applicable).
• Respond to on-call emergencies and ensure resident satisfaction.

Position Purpose:

This safety sensitive position will assist and work with the Maintenance Supervisor and Community Manager to perform the necessary repairs and preventive maintenance throughout the entire property. This position is responsible for maintenance of the residential apartment homes, public space, outside grounds and equipment.

Each community location has pre-designated office hours which this position will need to accompany to ensure community operations are functioning effectively.

Key Contributions:

• Property Appearance/Upkeep: Keep the property in a neat, clean, and well-maintained condition. Daily exterior and interior inspections of the community to assure. Cross utilization of Groundkeeper duties may be required.
• Appliance Maintenance: Trouble-shoot, diagnose and correct minor failures to air conditioning and heating units. Repair minor electrical and plumbing problems.
• Make Ready: Responsible for bringing units up to market ready condition in accordance to company standards. Some painting may be required.
• Laundry room: Maintain laundry rooms to guidelines of the company.
• Pool Maintenance (if applicable): Completion of daily chemical inspections, maintenance and cleaning to meet city codes and company standards.
• Customer Service: Ensure that the property meets and exceeds company standards for resident satisfaction and is available for on-call emergencies (i.e., snow removal) per Community Manager's request.
• Perform other duties as needed.

Position Requirements:

Education:

High school diploma or GED required. Pool certification preferred; prefer HVAC certification, boiler certification if appropriate.

Experience:

One year maintenance experience in residential property experience.

Physical & Cognitive:

Frequent standing and walking, as well as occasional sitting. Ability to lift, push, pull, and carry up to 110 pounds. Occasional squatting, reaching, stooping, climbing stairs/ladders, and balancing.

• Driver must have a valid driver's license and acceptable motor vehicle record with company insurance carrier
• Driver must have reliable means of transportation
• Driver must have the ability to be insurable at standard rates for driving.
• Driver must provide proof of personal auto liability insurance when using vehicles for company business
