Job summary

Maintenance Technician at ZRS Management, LLC in Palm Bay, FL is responsible for the upkeep of residential properties. You will perform plumbing, electrical, HVAC, and appliance repairs, and handle apartment turnover tasks to ensure readiness within 3–5 business days.

You will also maintain common areas, monitor exteriors, and support a preventive maintenance program while keeping work areas clean and safe.

Qualifications

• Must have valid driver’s license with an acceptable driving record and proof of automobile insurance coverage.
• EPA certification preferred. If required at a specific property, certification must be obtained within 90 days of the employment start date.
• Maintenance experience & knowledge in plumbing, electrical, HVAC and appliances.
• Ability to lift heavy objects.
• Ability to communicate clearly with the residents.
• Ability to work cooperatively and in a teamwork environment.
• Willing to work on-call hours.

Responsibilities

• Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.
• Perform apartment turnover maintenance in three to five business days and turnover checklist completion.
• Turnover maintenance includes installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other repairs.
• Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.
• Monitor building exterior for issues with roof, siding, shutters, etc.
• Help maintain an effective preventive maintenance program for area of responsibility.
• Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.
• Enter any newly purchased tools or equipment into inventory.
• Keep work area clean and orderly.
• Observe all safety rules.
