Related Affordable is seeking a Maintenance Supervisor in Xenia, OH to lead the upkeep of our buildings, grounds and amenities with emphasis on safety, quality, and resident satisfaction. You will oversee and perform hands-on maintenance, coordinate with contractors, and mentor a team in a community that values service.

Qualifications

• 3+ years in general maintenance.
• Ability to work weekends and on-call emergencies when needed.
• 2+ years of direct supervisory experience preferred.
• Experience with property management software preferred.
• Strong skills in HVAC, plumbing, carpentry, painting, and electrical repairs.
• General knowledge of Microsoft Office.
• Affordable housing experience preferred.

Responsibilities

• Oversee and complete work orders from resident service requests while diagnosing issues and repairing per safety standards.
• Oversee the make-ready process for vacant apartments, inspections, task lists, scheduling contractors, obtaining supplies, and ensuring high standards.
• Develop and maintain cleanliness and appearance standards across the community, including grounds and common spaces.
• Inspect the building daily and address safety issues promptly.
• Perform routine preventative maintenance and respond to after-hours emergencies.
• Make budget recommendations for maintenance items to the Community Manager.
• Order and maintain inventory of building materials and supplies.
• Coordinate with contractors and vendors to obtain bids for repairs and replacements.
• Ensure the upkeep of building common areas and grounds.
• Perform other duties as assigned.

ESSENTIAL JOB FUNCTIONS:

• Assist in completing work orders from resident service requests by diagnosing issues and making repairs in accordance with established policies and safety standards.
• Oversee the "make-ready" process for vacant apartments, including conducting inspections, creating maintenance task lists, scheduling contractors, obtaining supplies, and ensuring all tasks are completed to a high standard.
• Develop and maintain cleanliness and appearance standards throughout the community, ensuring all areas, including grounds and common spaces, reflect the company’s high quality.
• Inspect the building and property daily, addressing safety issues promptly.
• Perform routine preventative maintenance and respond to emergency repairs after hours.

ANTICIPATED SALARY RANGE:

• $27.00-$29.00 per hour
• Annual Performance Bonus
• This position is Non-Exempt, meaning eligible for overtime pay

This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate’s qualifications, geographical location, and the specific responsibilities of the role. In addition to salary, this position may be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off.

Final compensation offers will be determined following a thorough assessment of the candidate’s background and the requirements of the position.

Qualifications

• 3+ years of experience in general maintenance.
• Schedule flexibility is required, including the ability to work weekends when necessary to meet property maintenance demands. Must be able to respond to emergencies/on-call rotation as needed.
• 2+ years of direct supervisory experience is preferred.
• Experience with Real Page One Site or similar property management software preferred.
• Strong skills in HVAC, plumbing, carpentry, painting, and electrical/appliance repairs.
• General knowledge of Microsoft Office.
• Affordable housing experience preferred.
• Ability to lift and move up to 50 lbs.
• High school diploma or equivalent; certification in a related trade preferred.
