Job summary

Jones Lang LaSalle (JLL) in Warren, NJ is seeking a Maintenance Mechanic to support operation, inspection and maintenance of mechanical, electrical and plumbing systems. You will assist the Hard Services Manager and perform defined tasks, with duties covering interior and exterior areas of the property.

Required 3–5 years of general building repair experience, a high school diploma or equivalent, and proficiency with CMMS and Microsoft Office.

Qualifications

• High school diploma or equivalent technical training.
• 3–5 years of building repair and maintenance experience.
• GMP or GxP environment experience preferred.
• Proficient with Microsoft Office programs.

Responsibilities

• Maintenance and repair of mechanical, electrical, plumbing systems and fixtures.
• Perform facility inspections and due diligence for client occupancy.
• General interior maintenance such as furniture, doors, and office fixtures.
• Update work orders in CMMS and communicate with customers and managers.
• Move and arrange office furniture and equipment; replace lighting and ballasts.
• Assist HVAC technician with coil cleaning, filters, and belts change; plumbing tasks as needed.
• Adhere to safety procedures and complete required trainings.
• Attend safety meetings as required.

Job Summary

The Maintenance Mechanic supports operation, inspection, and maintenance processes to mechanical, electrical and plumbing equipment and systems in assigned facilities. Assists the Hard Services Manager in maintenance and repair efforts, as well as independently performing defined tasks. Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc.

Job Responsibilities

• Maintenance Performance of ongoing preventive and repair response work orders on facility mechanical, electrical, plumbing and other installed systems, equipment, and other components.
• Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.
• General interior maintenance – hang pictures, install keyboard trays, repair office furniture systems and repair doors.
• Assist the facilities team in the maintenance and repair of building and equipment and/or as directed
• Moves office furniture, machinery, equipment, and other materials as requested
• Replace lighting and ballasts
• Clean HVAC coils, change filters and belts and assist the lead HVAC Tech with work.
• Complete plumbing tasks such as toilet/urinal installation, drain cleaning and clog removal, etc.
• Other tasks as assigned
• Safety Complete Hazard Assessments as necessary
• Comply with all safety procedures, maintaining good housekeeping and safety of work areas.
• Recognize danger and safety hazards and propose methods to eliminate them.
• Maintain compliance to State, County, or City Ordinances, Codes, or Laws.
• Must complete all required safety trainings as scheduled
• Complies with all Standard Operating Procedures.
• Administrative Update work order status in real time
• Utilize CMMS systems, such as Corrigo and BMRAM, for all work performed.
• Escalating problems or issues to Customer and Manager in a timely manner
• Attend work and safety meetings as required

Knowledge, Skills & Abilities

• Education/training High school diploma or equivalent technical training. Refrigeration and/or electrician license a plus. Must be proficient with Microsoft Office programs.
• Years of relevant experience Have a minimum of 3- 5 years of applicable working experience in general building repair and maintenance, basic plumbing, and basic electrical. Experience in a GMP or GxP environment preferred. Demonstrated experience with CMMS programs.
• Other abilities Strong Customer Service skills Strong Interpersonal skills (KS to add)

Estimated compensation for this position: 62,000.00 – 65,000.00 USD per year This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
