Job summary

The Grove at Wachesaw East, a community managed by Brewtown Living, LLC, is seeking Part-Time Maintenance Technicians in Murrells Inlet, SC. You’ll handle HVAC, plumbing, electrical, carpentry, painting, and appliance repairs while delivering excellent resident service.

Responsibilities include routine maintenance, inspections, and safety compliance, with on-call duties and seasonal readiness. Experience in apartment or facilities maintenance is preferred; EPA/CPO certifications are a plus.

  • Minimum of two years in apartment or facilities maintenance preferred.
  • Knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, drywall, and painting.

Responsibilities

  • Perform routine maintenance and repairs on apartments, common areas, and amenities.
  • Respond promptly to resident service requests with professionalism and courtesy.
  • Troubleshoot and repair HVAC, plumbing, electrical, appliance, carpentry, drywall, painting issues.
  • Perform preventative maintenance on building systems and equipment.
  • Maintain safety, cleanliness, and inventory of the maintenance shop and tools.
  • Assist with seasonal maintenance and on-call emergency responses.

The Grove at Wachesaw East is now hiring Maintenance Technicians for our resort living community located in Murrells Inlet, SC. The Grove is managed by Brewtown Living, LLC.

Position Summary

The Part-Time Maintenance Technician is responsible for the overall maintenance, repair, and preventative care of the community's buildings, grounds, amenities, and equipment. This position plays a key role in maintaining a safe, attractive, and well-maintained living environment while providing exceptional customer service to residents.

The Maintenance Technician performs a variety of maintenance tasks including HVAC, plumbing, electrical, carpentry, appliance repair, painting, and general property maintenance. This position works closely with the Community Manager and Maintenance Supervisor to ensure the community consistently meets company standards.

Community Manager and/or Maintenance Manager

Property Maintenance
  • Perform routine maintenance and repairs on apartment homes, common areas, buildings, and community amenities.
  • Complete resident service requests promptly, professionally, and in accordance with company standards.
  • Troubleshoot and repair HVAC, plumbing, electrical, appliance, carpentry, drywall, painting, flooring, and general maintenance issues.
  • Perform preventative maintenance on building systems and equipment.
  • Maintain building exteriors, roofs, sidewalks, parking areas, lighting, and grounds.
  • Inspect and ensure proper operation of breezeway lighting, exterior lighting, and other safety features.
  • Monitor and maintain trash compactors, dumpsters, and waste collection areas, where applicable.
  • Perform roof repairs and minor building repairs as needed.
  • Maintain pools, fitness centers, grills, golf carts, and other community amenities, where applicable.
  • Assist with seasonal maintenance and storm preparation activities.
Apartment Turnover
  • Conduct move-out inspections and prepare punch lists.
  • Complete apartment make-ready work, including repairs, painting, cleaning coordination, and final inspections.
  • Ensure vacant apartments meet company quality standards prior to resident move-in.
Customer Service
  • Deliver exceptional customer service by treating residents, guests, vendors, and team members with professionalism and respect.
  • Respond to resident concerns promptly and courteously.
  • Communicate repair status and maintenance updates effectively.
  • Maintain a positive, solution-oriented attitude while representing the company.
Safety & Compliance
  • Follow all OSHA regulations, company safety policies, and applicable federal, state, and local codes.
  • Participate in scheduled safety meetings and required training.
  • Maintain Safety Data Sheets (SDS) and properly handle hazardous materials.
  • Report unsafe conditions immediately and assist in maintaining a safe work environment.
  • Prepare the community for severe weather events and assist with recovery efforts following storms or emergencies.
Administrative Responsibilities
  • Accurately document completed work orders, inspections, and preventative maintenance activities.
  • Maintain organized maintenance records and inventory of tools and supplies.
  • Keep the maintenance shop, storage areas, and equipment clean, organized, and safe.
  • Assist in monitoring inventory and notifying supervisors when supplies require replenishment.
On-Call Responsibilities
  • Participate in the property's emergency on-call rotation as scheduled.
  • Respond to emergency maintenance requests in a timely manner.
  • Maintain reliable transportation to respond to after-hours emergencies.
Qualifications
  • High school diploma or GED required.
  • Technical or trade school education preferred.
  • Minimum of two (2) years of apartment maintenance, facilities maintenance, or related experience preferred.
  • Working knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, drywall, and painting.
  • EPA Certification preferred or ability to obtain.
  • CPO certification preferred for communities with pools.
  • Ability to read wiring diagrams, equipment manuals, and technical documentation.
  • Strong troubleshooting and problem-solving skills.
  • Excellent customer service and communication skills.
  • Strong organizational and time management abilities.
  • Valid driver's license with acceptable driving record and reliable transportation.
Physical Requirements

The physical demands described below are representative of those required to successfully perform the essential functions of this position.

The Maintenance Technician must regularly:
  • Lift, carry, push, or pull materials weighing up to 50 pounds independently and heavier materials with assistance.
  • Climb ladders up to 40 feet in height.
  • Work from rooftops, ladders, and elevated platforms.
  • Bend, kneel, crouch, crawl, reach overhead, and work in confined spaces.
  • Operate hand and power tools.
  • Move appliances, HVAC equipment, furniture, water heaters, compressors, and other maintenance-related materials.
  • Install lighting fixtures, ceiling fans, plumbing fixtures, and appliances.
  • Perform repairs indoors and outdoors in varying weather conditions.
  • Work around mechanical equipment, chemicals, and cleaning products while following all required safety procedures.

Working Conditions

This position requires work both indoors and outdoors in varying weather conditions. The role involves frequent physical activity, including lifting, climbing, bending, standing, walking, and operating maintenance equipment.
