Responsibilities:

  1. Perform basic electrical repairs (appliances, fixtures, switches, outlets, circuits) and light plumbing work (clearing stoppages, replacing fittings).
  2. Carry out carpentry tasks such as fitting doors, replacing windows, building shelves, sanding, refinishing floors, and painting interiors and exteriors.
  3. Replace broken glass, tile, carpet, screens, fixtures, appliances, draperies, and locks.
  4. Assist in custodial and grounds work, including cleaning and maintenance of common areas.
  5. Respond promptly to work orders and resident requests, providing professional service.
  6. Support move-in and move-out inspections, schedule annual inspections, and complete make-ready processes for vacant apartments.
  7. Maintain knowledge of water and gas shut-offs, sewer clean-outs, and related safety procedures.
  8. Keep accurate records of maintenance activities, work orders, inspections, inventories, and perform scheduled maintenance as per manuals.
  9. Report maintenance or resident concerns timely to the manager.
  10. Inspect units, buildings, and common areas periodically, performing repairs and janitorial tasks as needed, ensuring security and proper lighting.
  11. Participate in training seminars, adhere to OSHA standards and safety policies.
  12. Maintain effective communication with residents, contractors, and team members.
  13. Track stock control and utilization of maintenance materials if required.
  14. Perform other duties as assigned.

Physical Demands: The role involves standing, walking, sitting, lifting, pushing, pulling, twisting, climbing, stooping, kneeling, crouching, crawling, driving, and computer work, with physical activity levels varying from seldom to extensive as detailed in the original description.

Qualifications:

  • Minimum 1 year maintenance or related experience.
  • High School Diploma; training in carpentry, plumbing, electrical work, painting, refurbishing, or HVAC preferred.
  • Trade school or military training is a plus.
  • Valid driver’s license with a good driving record.

Skills and Abilities: Willingness to perform various maintenance tasks, personable, trustworthy, able to read and understand instructions in English, and committed to safety.

Working Conditions: Exposure to dust, fumes, noise, and variable lighting; availability for evenings, weekends, and holidays as needed.

Salary Range: $17.00-$19.00 per hour
