Position Summary

The Maintenance Technician plays a critical role in maintaining and repairing a wide range of properties. This position is responsible for performing preventive maintenance, responding to general maintenance requests, overseeing interior and exterior building systems, and preparing units for new residents. Success in this role requires effective task prioritization, strict adherence to safety standards, and clear communication with residents, guests, and team members. This position works in both indoor and outdoor environments as needed, with exposure to a range of temperatures.

• Work Order Execution: Complete a wide range of maintenance tasks, including electrical, plumbing, carpentry, mechanical, HVAC, drywall, painting, appliance repair, resident service requests, and apartment turnovers.
• Building Systems Maintenance: Perform preventative maintenance and general repairs on interior and exterior building systems to ensure safety, reliability, and optimal performance.
• Emergency Response: Respond promptly to on-call and emergency service requests, resolving issues efficiently in accordance with company policies and procedures.
• Seasonal Duties: Assist with snow and ice removal as needed and maintain accurate documentation of completed work.
• Safety Compliance: Follow all safety guidelines and protocols to maintain a safe working environment for residents, staff, and contractors.
• Property Inspections: Conduct regular inspections, including daily property walk-throughs, move-in/move-out evaluations, and overall building assessments, independently and in collaboration with internal and external partners.
• Tool Utilization: Effectively use standard maintenance tools such as screwdrivers, hammers, tape measures, and adjustable wrenches to complete assigned tasks.
• Communication: Provide timely updates on work progress and communicate property concerns to property management and maintenance teams.
• Inventory Management: Maintain an organized maintenance shop and manage supply inventory in a cost-effective manner.
• Portfolio Support: Travel to other properties within the portfolio to provide maintenance support as needed.
• Client Safety Support: Safely assist with or initiate physical restraint of clients when necessary, in strict accordance with established policies and procedures.
• Additional Responsibilities: Perform other related duties as assigned by management to support the overall mission and best interests of AICDC and its clients.

Physical Requirements

The physical requirements described below are representative of those required to perform the essential functions of this position.

• Physical Agility: Ability to initiate or participate in physical restraint of a client
• Lifting/Carrying: Ability to carry and move 20+ pounds
• Stooping/Kneeling: ability to kneel, bend, crouch, and use of lower extremities and back muscles, frequently.
• Pushing/Pulling: Ability to move clients, beds, or chairs and open doors as necessary
• Climbing: Ability to climb ladders, scaffolding, ramps, etc.

• Basic mathematical and computer skills
• Flexibility to work outside of standard business hours, including nights, weekends, and holidays as needed.
