Job summary

MRK Property Management LLC is seeking a dedicated Maintenance Technician for the Cascades community in Milford, DE. You will perform repairs, troubleshoot systems, and conduct preventative maintenance across assigned properties, ensuring timely completion of work orders and high-quality upkeep.

Qualifications

• High school diploma or GED required.
• Minimum of two years of maintenance or construction experience.
• One year of experience as a full-charge residential maintenance technician preferred.
• Knowledge of OSHA rules and regulations preferred.
• EPA certification preferred.
• HVAC certification preferred.
• Must be able to work a flex schedule and be on-call on weekends, evenings, and holidays.
• Reading, speaking, and comprehending English required.
• Proficiency in plumbing, electrical and machinery repair.
• Ability to work independently in a fast-paced environment.
• Advanced troubleshooting and problem-solving skills.

Description

At MRK, our Maintenance Technicians are responsible for handling repairs, troubleshooting problems, and performing preventative maintenance across assigned properties. This role is essential in maintaining and enhancing the quality of the grounds and buildings, with a strong focus on completing work orders in a timely manner.

We are looking for a dedicated Maintenance Technician to join our team at the Cascades community in Milford, DE, a property consisting of 76 residential units. If you take pride in maintenance work and have strong diagnostic skills, we encourage you to apply.

Key Job Responsibilities Include, But Are Not Limited To:

• Performs repairs, troubleshoots mechanical systems, and completes preventative maintenance. Also conducts maintenance-related inspections, including building and alarm systems
• Restores vacated apartments to move-in condition for new residents
• Removes snow, ice and leaves from sidewalks, walkways, steps and driveways/parking spaces,
• Completes janitorial requirements in accordance with the janitorial schedule
• Responds to on-call emergencies on weekends, evenings, and holidays—resolving issues
• Patrols property daily to identify areas in need of cleaning and completes required work—remove trash/debris from property grounds and common areas, keep the dumpster area clean, and vacuum, sweep and mop common areas, removes litter and debris from lawns, planting beds, parking areas, sidewalks, ramps, and indoor spaces

Requirements

Knowledge, Skills, and Abilities

• High school diploma or GED required
• Minimum of two years of maintenance or construction experience
• One year of experience as a full-charge residential maintenance technician is preferred
• Knowledge of OSHA rules and regulations is preferred
• EPA certification preferred
• HVAC certification preferred
• Must be able to work a flex schedule and be on-call for emergencies on weekends, evenings, and holidays
• Requires the ability to read, speak and comprehend the English language
• Proficiency in performing plumbing, electric and machinery repair
• Ability to follow direction and work independently in a fast-paced, action-oriented environment
• Advanced troubleshooting and problem-solving skills

Requirements

• Must have hand tools
• ANSI approved steel-toe shoes/composite
• Must have a valid Driver’s License
• Must have reliable transportation
• Willing to assist with other properties within the portfolio and surrounding portfolios as needed
• Willing to travel up to 10-20% of the time
