Description: Schedule: Full-Time Sunday - Thursday, 8:30 a.m. - 5:00 p.m., $19 per hour

Job Description:

Duties and Essential Functions:

• Perform routine maintenance on building interior and exterior.
• Contact and schedule vendors and contractors for repairs and emergencies outside routine maintenance scope.
• Maintain a schedule of maintenance activities and upcoming services.
• Work safely and recognize unsafe situations, taking appropriate safety actions.
• Ensure a satisfactory environment for residents.
• Adhere to the preventative maintenance program.
• Perform minor repairs in carpentry, electrical, HVAC, plumbing, painting, flooring, and other areas, using daily work orders without permits.
• Complete forms and work orders via the 57 Ocean work order system.
• Assist with lifting/moving heavy items following safety procedures.
• Inspect mechanical systems and equipment regularly.
• Monitor and adjust building controls like air conditioning and boilers.
• Inspect common areas for cleanliness and aesthetic appeal.
• Report problems beyond routine responsibilities.
• Maintain equipment in good condition.
• Follow safety standards and use new equipment properly.
• Respond to emergency maintenance requests.
• Maintain records of maintenance procedures.

Work Environment: Indoors and outdoors.

Physical Demands: Walking, sitting, standing, reaching, lifting (up to 30 lbs), bending, kneeling, climbing stairs/ladders, working at heights, and responding to alarms. Moderate to loud noise levels.

Position Type/Hours: Non-exempt, hours set by property, schedule may change.
