Job summary

Brownsboro Park Retirement Community is seeking a Maintenance Technician to join our team. This full-time, on-site role supports facility equipment, plumbing, HVAC, and general repairs to keep our living environment safe and welcoming for residents.

Primary responsibilities include preventive maintenance, on-call repairs, and coordinating with the Director of Environmental Services to address building needs and work orders.

Qualifications

  • Education: high school diploma or equivalent preferred.
  • Skills: strong reading/writing, interpersonal and communication abilities.
  • Physical: ability to stand, lift up to 100 pounds, and perform manual tasks.
  • Experience: prior maintenance experience is preferred.
  • Safety: able to follow safety regulations and procedures.

Responsibilities

  • Maintain, troubleshoot, repair, and install facility equipment and structures.
  • Provide on-call maintenance as needed and handle work orders.
  • Support HVAC, plumbing, electrical, carpentry tasks as required.
  • Read manuals and interpret work orders for required maintenance.
  • Ensure safety and cleanliness of work areas and tools.

Description

Brownsboro Park Retirement Community is seeking a new Maintenance Technician to join our team. This position is Full-Time Monday through Friday and requires variable on-call availability. General Responsibilities

Responsible for performing highly diversified duties to install, troubleshoot, repair, and maintain facility equipment and structures according to safety, predictive and productive maintenance systems and processes to support the achievement of the community’s business goals and objectives. Provide support to the Director of Environmental Services regarding room turnover and repair, building needs, work orders, and departmental needs as defined by management. Maintain the grounds of the facility and work with contractors to achieve determined goals of the organization. Responsible for appropriate use of facility supplies and equipment to minimize loss, waste, and fraud.

Essential Duties and Task List
  1. Operates various mechanized cleaning equipment, such as saws, general mechanical tools, drills, vacuums, floor cleaners, buffers, etc.
  2. Maintain facility in a sanitary and infection-free condition through repair, maintenance, cleaning and replacement of equipment and furnishings.
  3. Must handle various cleaning solvents, chemicals, etc. Must comply with all regulations such as OSHA, EPA, State Health Department, etc.
  4. Plan work schedules for major tasks.
  5. Perform highly diversified duties to install and maintain building and grounds equipment.
  6. Provide emergency/unscheduled repairs of equipment and perform scheduled maintenance repairs of equipment during working hours.
  7. Perform work order duties and responsibilities, making certain the residents are satisfied.
  8. Perform mechanic skills including, but not limited to, mechanical, electrical, pneumatic, hydraulic, HVAC, troubleshooting and repair of building and equipment.
  9. Read and interpret equipment manuals and work orders to perform required maintenance and service.
  10. Diagnose problems, replace or repair parts, test and make adjustments.
  11. Perform regular preventive maintenance on machines, equipment and facilities.
  12. Perform a variety of electrical, HVAC, and plumbing maintenance and carpentry functions.
  13. Use a variety of hand and power tools, electric meters and material handling equipment in performing duties.
  14. Detect faulty operations, defective material and report those and any unusual situations to proper supervision.
  15. Comply with safety regulations and maintain clean and orderly work areas.
  16. Perform all other duties as assigned or needed.
  17. Use safety precautions in all housekeeping and maintenance services.

  • Perform tasks which are supportive in nature to the essential functions of the job, but which may be altered or redesigned depending upon individual circumstances.
Job Location

Common areas, offices, resident apartments, kitchen, serving areas, grounds, and off location as assigned.

Equipment/machines used in the performance of this job

The incumbent must maintain skills necessary to safely and efficiently operate the following equipment and machines used in the performance of this job:

  1. Saws, shop tools, drills, vacuum, floor cleaners, mops, brooms, cleaning equipment, etc.
  2. Telephone, time clock, computer if necessary and/or assigned.
Requirements
Basic Qualifications

Education/Training: A high school diploma or equivalent preferred. Must be 18 years of age.

Skill(s): Moderate mathematical, reading and writing skills; proficient interpersonal relations and communicative skills; ability to stand, reach, lift, bend, kneel, stoop, climb, push and pull items weighing 100 pounds or less; manual dexterity; auditory and visual skills; ability to follow written and oral instructions and procedures.

Experience: Prior experience in related general maintenance positions required.

    • e. Completes requirements for in-service training, acceptable attendance, uniform and dress codes including personal hygiene, and other work duties as assigned.
