Responsibilities

  • Diagnose and repair residential plumbing, electrical, HVAC, appliance, carpentry, drywall, door, window, flooring, and exterior-component issues within skill level.
  • Complete assigned work orders safely, accurately, efficiently, and per company standards.
  • Perform preventive maintenance and identify cost-saving steps for future repairs.
  • Troubleshoot maintenance concerns, document findings, and recommend corrective action.
  • Maintain a clean and safe work area and escalate needs for vendors when needed.
  • Conduct move-in and move-out inspections and document conditions and repairs.
  • Complete turnover and make-ready services for vacant homes.
  • Coordinate with vendors and report substandard work.
  • Capture photos and notes, upload documentation through company systems.
  • Communicate job status and delays to management.

Motion Property Preservation is a growing property services and property management support company dedicated to maintaining, repairing, inspecting, and protecting residential rental properties throughout Georgia. We deliver responsive service, quality workmanship, and professional communication to property owners, residents, investors, vendors, and internal teams.

Position Summary

The Maintenance Technician performs residential repairs, preventive maintenance, property inspections, move-in and move-out inspections, turnover services, and property preservation activities across an assigned portfolio. This field-based role helps protect owner investments, support resident satisfaction, and maintain safe, functional, rent-ready homes.

Assigned Service Territories

Each technician will primarily cover one of the following territories:

  • Northeast Georgia
  • Northwest Georgia
  • Southeast Georgia
  • Southwest Georgia

Daily travel within the assigned territory is required. Occasional travel outside the territory may be necessary for emergencies, inspections, special projects, or portfolio coverage.

Essential Duties and Responsibilities
Maintenance and Repair Services
  • Diagnose and repair residential plumbing, electrical, HVAC, appliance, carpentry, drywall, door, window, flooring, and exterior-component issues within the technician’s skill and authorization level.
  • Complete assigned work orders safely, accurately, efficiently, and in accordance with company standards.
  • Perform preventive maintenance and identify practical steps that may reduce future repair costs.
  • Troubleshoot maintenance concerns, document findings, and recommend appropriate corrective action.
  • Maintain a clean and safe work area and communicate promptly when specialized vendors or additional approvals are needed.
Property Inspections and Field Support
  • Perform and document move-in inspections before or at the start of resident occupancy.
  • Conduct move-out inspections, compare visible conditions, and document damage, cleaning needs, missing items, and required repairs.
  • Complete annual, mid-lease, maintenance follow-up, occupancy-verification, and property-condition inspections as assigned.
  • Identify deferred maintenance, safety concerns, visible lease violations, property damage, and rent-ready deficiencies.
  • Capture clear photographs, detailed notes, measurements, and repair recommendations using company software.
  • Submit inspection reports promptly and escape urgent health, safety, security, or habitability concerns to management.
Turnover and Make-Ready Services
  • Prepare vacant homes for new occupancy and complete assigned punch-list items and turnover repairs.
  • Confirm utilities, fixtures, appliances, locks, smoke alarms, and other assigned systems are operational.
  • Coordinate with approved vendors and contractors when directed and report incomplete or substandard work.
  • Conduct final quality checks to help ensure homes meet Motion Property Preservation standards before move-in.
Property Preservation Services
  • Secure vacant properties when assigned, including lock changes, rekeying, boarding, or other approved measures.
  • Address minor exterior maintenance, debris removal, clean-out, landscaping, and property-protection needs as required.
  • Observe and report code, safety, weather, water-intrusion, pest, or unauthorized-occupancy concerns.
  • Protect company, owner, and resident property while performing all field assignments.
Resident, Owner, and Team Communication
  • Interact professionally and respectfully with residents, owners, vendors, contractors, and team members.
  • Explain the status of assigned repairs and inspection findings without making unauthorized promises or commitments.
  • Provide timely updates regarding delays, access issues, additional work, materials, or vendor needs.
  • Represent Motion Property Preservation with a professional appearance, courteous communication, and appropriate boundaries.
Administrative Responsibilities
  • Update work orders with accurate labor, material, status, and completion notes.
  • Upload before-and-after photographs and inspection documentation through company-approved systems.
  • Track assigned tools, materials, receipts, mileage, and expenses as required.
  • Communicate job status, follow-up needs, and unresolved concerns to management before closing assignments.
  • Follow company policies, safety protocols, access procedures, and documentation standards.
Required Qualifications
  • High school diploma or GED.
  • Two or more years of residential maintenance, handyman, renovation, construction, property management maintenance, or related experience.
  • Valid driver's license, acceptable driving record, reliable transportation, and ability to travel throughout the assigned service area.
  • Ability to pass applicable background and motor vehicle screening.
  • Ability to troubleshoot common residential maintenance issues and work independently with limited supervision.
  • Ability to use a smartphone, tablet, email, camera, and mobile work-order or inspection applications.
Preferred Qualifications
  • Property management maintenance and move-in/move-out inspection experience.
  • EPA certification, HVAC experience, or other relevant trade certifications.
  • Experience with plumbing, electrical troubleshooting, carpentry, drywall, appliances, flooring, locksmithing, or rekeying.
  • Bilingual English/Spanish communication skills.
Physical and Work Requirements
  • Lift and carry up to 75 pounds, with or without reasonable accommodation.
  • Climb ladders; bend, kneel, squat, crawl, and work in confined spaces as job duties require.
  • Work indoors and outdoors in varying weather and property conditions.
  • Stand, walk, drive, and use hand and power tools for extended periods.
  • Use required personal protective equipment and follow safe-work practices.
Schedule and On-Call Expectations
  • Full-time schedule, generally Monday through Friday.
  • Occasional evenings, weekends, or extended hours based on workload and emergencies.
  • Participation in an on-call rotation may be required.
Compensation

$20.00 - $40.00 per hour, depending on experience, trade skills, certifications, property management background, and demonstrated ability to complete work safely and effectively.
