Job summary

The JOY FM is seeking a dependable Maintenance Technician to join the on-site team at our apartment community in Grovetown, Georgia. This hands-on role handles day-to-day upkeep, responds to tenant service requests, and prepares vacant units for move-in, ensuring a clean, safe, and well-maintained property.

Responsibilities include plumbing, electrical, carpentry, painting, basic appliance repair, and routine preventive maintenance.

Qualifications

• Experience in maintenance across multiple trades (plumbing, electrical, carpentry, painting).
• Able to diagnose and complete repairs independently.
• Able to pass background checks and drug screening.

Responsibilities

• Complete resident service requests promptly and to a high standard of workmanship.
• Perform general handyman repairs across interior and exterior areas.
• Repair and replace plumbing fixtures and troubleshoot water-related issues.
• Troubleshoot and replace outlets, switches, and light fixtures; service electrical components.
• Repair doors, cabinetry, trim, drywall, and related carpentry tasks.
• Patch, prep, prime, and paint unit interiors and exterior surfaces.
• Assist with appliance repairs (ranges, refrigerators, dishwashers, washers/dryers).
• Perform preventive maintenance on building systems and equipment.
• Maintain a clean, organized shop and inventory; report safety hazards.
• Meet turn deadlines for vacant units; coordinate with on-site manager.
• Participate in after-hours emergency on-call rotation (every other weekend).

We are seeking a dependable, hard-working Maintenance Technician to join the on-site team at our apartment community in Grovetown, Georgia. This is a hands-on role responsible for the day-to-day upkeep of the property, completion of tenant service requests, and turnover of vacant units. The right candidate takes pride in the appearance and condition of the property, communicates well with residents, and works closely with the on-site manager as part of a small, collaborative team.

Key Responsibilities

• Complete resident service requests promptly, professionally, and to a high standard of workmanship.
• Perform general handyman repairs across the property, including interior and exterior work.
• Plumbing: repair and replace faucets, toilets, water heaters, supply lines, and drain stoppages.
• Electrical: troubleshoot and replace outlets, switches, light fixtures, ceiling fans, breakers, and GFCIs.
• Carpentry: repair and replace doors, locks, cabinetry, trim, drywall.
• Painting: patch, prep, prime, and paint unit interiors, common areas, and exterior surfaces as needed.
• Appliance repair capability a plus (ranges, refrigerators, dishwashers, washers and dryers).
• HVAC: perform filter changes, condensate line clearing, and basic troubleshooting; complete repairs within the scope of certification.
• Prepare vacant units for move-in, coordinating with the on-site manager to meet turn deadlines.
• Police the grounds daily, including breezeways, parking areas, amenity areas, and dumpster/compactor areas, keeping them clean and free of litter and debris.
• Maintain dumpster enclosures and monitor for improper disposal, bulk items, and overflow; coordinate pickups as needed.
• Perform preventive maintenance on building systems, amenities, and equipment on a scheduled basis.
• Maintain a clean, organized, and safe shop, storage area, and inventory of parts and supplies.
• Identify and report safety hazards, liability concerns, and needed capital repairs to the on-site manager.
• Participate in the after-hours emergency on-call rotation (every other weekend).
• Follow all applicable safety practices, fair housing requirements, and company policies.

Qualifications

• Prior maintenance experience, preferably in multifamily, hospitality, or a related trade.
• Working knowledge of plumbing, electrical, carpentry, and painting, with the ability to diagnose and complete repairs independently.
• Reliable transportation and a valid driver’s license.
• Own basic hand tools; specialty tools and equipment are provided by the community.
• Strong work ethic, dependability, and a positive, team-oriented attitude.
• Professional, courteous communication with residents, vendors, and team members.
• Ability to read and follow work orders and maintain accurate records.
• Must be able to pass a background check and drug screening.
• HVAC experience is a strong plus.
• Experience with property management software a plus.
• Prior experience in working in an apartment community.
• Ability to lift and carry up to 50 pounds and to climb ladders and stairs.
• Ability to work outdoors in varying weather conditions.
• Ability to bend, kneel, crawl, and work in confined spaces such as attics and crawl spaces.
