Job Title: Maintenance Technician/General Maintenance

Department: Maintenance

Location: Milton & Lewes, DE

Reports To: Property Manager/Maintenance Supervisor

Hours: Monday - Friday 8:00am - 5:00pm

Compensation: $22 - $28 Hourly + Benefits (based on experience and certifications)

SUMMARY

• Perform minor building, HVAC, plumbing, electrical and painting repairs as necessary
• Implement preventative maintenance measures
• Maintain inventory of repair equipment and supplies
• Complete inspections of buildings, units, office and amenity space as needed
• Respond quickly in the event of an emergency, notify appropriate personnel and follow safety protocol
• Perform other maintenance duties as requested

CLEAN CRIMINAL BACKGROUND REQUIRED

ESSENTIAL DUTIES AND RESPONSIBILITIES

Report directly to Maintenance Supervisor (if available - on staff) otherwise to Property Manager/Assistant Property Manager. This position is responsible for the maintenance and repair of mechanical equipment and building repair in a multifamily housing environment.

• Ability to work with and repair drywall and paint drywall surfaces.
• Perform basic maintenance tasks and general repairs including plumbing, roofing, appliance moving and repair.
• Maintain common areas and grounds of the property.
• Must be able to access and inspect property grounds by way of climbing ladders, stairwells, rooftops, confined areas, etc.
• Perform troubleshooting, repairs and preventative maintenance, renovating and preparing vacant units to move in condition, outdoor grounds maintenance and property appearance.
• Candidates must possess basic hand tools, valid driver’s license and have their own transportation.
• Maintain building, performing routine painting, plumbing, electrical wiring, and other related maintenance activities as needed.

QUALIFICATIONS AND PREFERRED SKILLS

Must have good communication skills. Must have basic knowledge of construction and repair processes. Must have a valid driver’s license, own transportation and tools.

• High school diploma/GED required
• Physical strength and dexterity to lift, move and handle equipment.
• General maintenance knowledge and construction skills.
• Ability to comprehend instructions furnished in written, oral, or diagram form.
• Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedural manuals.
• Exhibits behaviors of honesty, commitment to goal achievement and effective relationships with colleagues.
• Self-starter with the ability to quickly adapt to new circumstances as they arise.
• Ability to prioritize tasks and follow specified procedures.

EDUCATION and/or EXPERIENCE

High school diploma or general education degree (GED); or at least six months related experience and/or training; or equivalent combination of education and experience.

CERTIFICATIONS

Must have a valid drivers license & own vehicle. Clean background required.

LANGUAGE SKILLS

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to speak effectively before groups of customers or employees of organization.

MATHEMATICAL SKILLS

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.

REASONING ABILITY

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems and find solutions within company protocol.

PHYSICAL DEMANDS

Heavy lifting is required. While performing the duties of this job, the employee is regularly required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; and talk or hear. The employee frequently is required to climb or balance; stoop, kneel, crouch, or crawl; and taste or smell. Must be physically capable of lifting a minimum of 50 pounds unassisted. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus.
