POSITION SUMMARY:
Responsible for assistance in maintaining aspects of the physical plant. Conducting, under supervisor direction, preventive maintenance, routine servicing, seasonal repairs and changes, building equipment and plumbing repairs; maintains safe working environment and assists other department employees as needed.
Based upon experience the starting pay will begin at $17-$19 an hour and hours of operation 9am-5pm 40 hours a week.
ESSENTIAL JOB FUNCTIONS:
- Perform general maintenance duties, such as: fixing wall covers, floor covers and some furniture and fixtures; light plumbing work, minor electrical repair and appliance repairs.
- Receive service requests and response in a timely manner.
- Perform painting and refurbishing projects, as directed by supervisor.
- Perform routine preventive maintenance, as directed by supervisor.
- Perform minor building and equipment repairs.
- Complete all work in the order of priority set by supervisor.
- Assist, during winter, with snow removal efforts as necessary.
- Maintain cleanliness of fountains, pumping and filtration system, where appropriate.
- Perform maintenance on irrigation system (valves, timers and nozzles).
- Perform routine maintenance on all vehicles when assigned.
- Maintain all tools, equipment and supplies in proper condition.
- WHEN QUALIFIED, assist the Director of Plant Operations and/or perform work on the heating and air conditioning systems, domestic water systems, refrigeration systems, pumps, motors, fans, electrical systems and emergency generators.
- Maintain exterior and interior of all buildings.
- Supports creating a culture where the business decisions made in this position, along with individual employee engagement, drive top-line revenue and occupancy.
EXPERIENCE & EDUCATION:
- High School diploma or equivalent in training, education and experience
- Minimum one year experience in building maintenance
- One year or more experience in apartment and/or healthcare community maintenance
LICENSE/CERTIFICATION OR OTHER SPECIAL REQUIREMENTS:
- Must possess current and valid driver’s license consistent with the requirements determined by size of vehicle and laws of the state in which the driver is licensed
- Must possess personal driving record consistent with the requirements of the Driver Selection Policy
- Doctor’s statement verifying free from communicable disease, if applicable to your state
- Willingness to be available for any/all emergencies regarding the community
- Must have thorough understanding of all building systems and their interdependence
QUALIFICATIONS:
- The ability to speak, read and comprehend the English language
- Good communication skills (oral and written)
- Good inter-department communication and teamwork skills
- Capable of administering employee incentive, retention and training programs
- Familiarity with Microsoft Office Suite products
