Responsibilities

Job Description: Apartment Turn-Key and Get-Ready Technician

Position Summary

The Apartment Turn-Key and Get-Ready Technician is responsible for preparing vacant apartment units for new residents after move-out. This position performs cleaning, minor maintenance, touch-up work, and general apartment preparation to ensure each unit is safe, presentable, functional, and ready for occupancy.

Essential Duties and Responsibilities

• Clean and sanitize kitchens, bathrooms, bedrooms, living areas, closets, and other interior spaces.
• Sweep, mop, vacuum, dust, and remove trash and debris.
• Clean appliances, cabinets, countertops, sinks, tubs, showers, toilets, windows, and fixtures.
• Perform basic maintenance and minor repairs, including replacing light bulbs, air filters, batteries, switch plates, outlet covers, and hardware.
• Patch small holes, touch up paint, and complete minor drywall and caulking repairs.
• Replace or repair basic plumbing fixtures, such as showerheads, faucets, toilet seats, and supply lines, when qualified to do so.
• Inspect doors, locks, cabinets, drawers, blinds, flooring, lighting, plumbing fixtures, and appliances.
• Report major repairs, safety concerns, water leaks, electrical issues, pest concerns, or other conditions requiring licensed or specialized personnel.
• Remove abandoned items and dispose of debris in accordance with property procedures.
• Complete final inspections and verify that the apartment is ready for move-in.
• Follow all property policies, safety procedures, and applicable laws.
• Maintain professional conduct when working on-site and interacting with residents, property staff, vendors, and contractors.
• Complete work orders, checklists, photographs, and other required documentation accurately and on time.

Qualifications

• Previous experience in apartment maintenance, housekeeping, janitorial services, construction, property management, or a related field is preferred.
• Ability to perform cleaning and basic maintenance tasks independently.
• Ability to use common hand tools and cleaning equipment safely.
• Reliable transportation and the ability to travel to assigned apartment communities.
• Ability to lift, carry, bend, kneel, stand, and work for extended periods.
• Strong attention to detail and commitment to quality.
• Dependable, punctual, professional, and able to follow instructions.
• Ability to pass any required background screening, drug screening, or property-specific onboarding requirements.
• Must have any licenses or certifications required for specialized work. Electrical, HVAC, plumbing, or other regulated work must be performed only by properly licensed or qualified individuals.

Work Conditions

Work is performed in vacant apartment units and may involve exposure to dust, cleaning chemicals, debris, odors, heat, and other common property-maintenance conditions. Proper personal protective equipment must be used when required. Technicians must follow all safety instructions and immediately report hazardous conditions.
