Job summary

Coastal Ridge Real Estate is seeking a Maintenance Technician in Jacksonville, FL to provide hands-on maintenance for a welcoming community. You’ll respond to resident requests, perform turnovers, and maintain common areas and pools in a safe, compliant manner.

The role requires OSHA adherence, basic English communication, and the ability to lift up to 50 lbs, with EPA Type I/II preferred. On-site work with on-call duties and a professional appearance.

Qualifications

• High school diploma or equivalent required.
• Basic English communication skills to follow instructions and interact with residents and team members.
• Previous general maintenance experience including HVAC, electrical, plumbing, and appliances preferred.
• EPA Certification (Type I and II) preferred; may be required in some locations.
• Basic computer skills, including maintenance software and email systems.
• Strong problem-solving skills and ability to communicate with residents and team members.
• Ability to walk, lift up to 50 lbs, and use a ladder.
• Must live within 30 miles of the property and have reliable transportation.

Responsibilities

• Ensure timely completion of resident service requests, including after-hours and emergencies; participate in on-call rotation.
• Execute unit turnovers and make-readies for new residents to meet move-in deadlines.
• Maintain exterior and common areas to keep a clean, welcoming environment.
• Perform swimming pool maintenance and ensure health and safety compliance where applicable.
• Identify and address maintenance issues proactively to minimize disruptions.
• Adhere to OSHA standards and safety policies; report hazards.
• Utilize tools and supplies safely; manage inventory and equipment.
• Collaborate with maintenance and other departments to meet property goals.
• Maintain uniform and professional appearance.
• Perform other duties as assigned by management.

This full-time, non-exempt position reports directly to the Property Manager.

What You’ll Own:

• Ensure timely and thorough completion of all resident service requests, including after-hours and emergency needs. You will participate in an on-call rotation with the rest of the maintenance team.
• Execute unit turnovers and make-readies for new residents to meet move-in deadlines with high-quality standards.
• Proactively maintain the exterior and common areas of the community, including grounds, breezeways, and shared spaces, ensuring a clean and welcoming environment.
• Perform swimming pool maintenance and ensure compliance with applicable health and safety standards, where applicable.
• Identify and address maintenance issues proactively to minimize disruptions and improve property efficiency.
• Consistently adhere to OSHA standards and company safety policies. Promptly report any hazards or safety concerns to the appropriate personnel.
• Utilize property resources, tools, and supplies efficiently and safely, ensuring proper care, maintenance, and inventory of equipment.
• Work closely with the maintenance team and other departments to meet property goals and foster a culture of teamwork and support.
• Maintain the required uniform and ensure a professional and approachable appearance at all times.
• Perform other responsibilities as assigned by management.
