Job summary

ZRS Management is seeking a Maintenance Technician to service our properties in Houston, TX. The role supports the Maintenance Supervisor and Property Manager to deliver skilled, timely, and professional maintenance services to residents.

Responsibilities include plumbing/electrical/HVAC/appliances repairs, apartment turnover, and routine site upkeep, with emphasis on safety, efficiency, and teamwork. EPA certification preferred; valid license required.

Qualifications

• Maintenance experience with plumbing, electrical, HVAC and appliances.
• EPA certification preferred; if required, certification must be obtained within 90 days of start date.
• Valid driver’s license with clean driving record and proof of insurance is required.

Responsibilities

• Perform independently technical maintenance repairs to plumbing, electrical, heating and air conditioning, appliances, and related tasks as needed.
• Complete turnover maintenance for apartments within 3–5 business days, including blinds, filters, bulbs, drip pans, door stoppers, caulking, etc.
• Maintain common areas (sweeping, mopping, vacuuming, trash removal, pressure washing, windows).
• Monitor exterior for roofing, siding, shutters issues.
• Support a preventive maintenance program for the assigned area.
• Ensure safety and proper condition of equipment and structures; maintain inventory of tools.
• Keep work area clean and orderly; observe all safety rules.
• Assist with on-call duties as needed.

Job Description

The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.

Responsibilities

Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:

• Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.
• Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.
• Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.
• Monitor building exterior for issues with roof, siding, shutters, etc.
• Help maintain an effective preventive maintenance program for area of responsibility.
• Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.
• Enter any newly purchased tools or equipment into inventory.
• Keep work area clean and orderly.
• Observe all safety rules.

Qualifications

• Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.
• EPA certification preferred. If required at a specific property, certification must be obtained within 90 days of the employment start date.
