Job Summary
The Maintenance Technician reports to the Property Manager under the supervision of the Maintenance Supervisor and performs general maintenance and repair to ensure apartment units and other property facilities are in good working order. Handles service requests for repairs and improvements of vacant apartments to a market-ready status.
Duties/Responsibilities
- Receive maintenance requests, prioritize work orders, and handle each efficiently as directed by the Property Manager and Maintenance Supervisor.
- Examine and diagnose problems with HVAC units, perform repairs or replacements, and conduct preventative maintenance.
- Check appliances, sinks, faucets, and other fixtures.
- Perform plumbing repairs, replacements, and installations.
- Change air conditioning filters regularly.
- Perform electrical repairs and replacements of fixtures.
- Repair locks and miscellaneous items.
- Perform painting projects and prepare vacant units for tenants.
- Inspect and repair floors, walls, and other surfaces.
- Respond promptly to resident service requests.
- Communicate with residents and leave work notes as needed.
- Clean up debris and record work time accurately.
- Notify management of repairs requiring outside contractors or significant appliance replacements.
- Perform maintenance in common areas and outdoor grounds.
- Maintain inventory of supplies and request purchases as needed.
- Coordinate with vendors for special projects.
- Distribute newsletters and notices.
- Operate vehicles to transport tools and materials.
- Work irregular hours, including evenings, weekends, and on-call shifts.
- Follow safety protocols and maintain a safe work environment.
- Assist with special projects and team development.
- Represent the company professionally at all times.
Skills/Abilities
- Knowledge of housing laws and regulations, including Fair Housing.
- Technical or mechanical education preferred; military training is a plus.
- Own industry-specific tools may be required.
- Bilingual skills, especially Spanish, are advantageous.
- Experience with plumbing, electrical, and janitorial work preferred.
- Strong knowledge of HVAC maintenance and repair.
- Skill in operating repair tools and conducting inspections.
- Effective communication and organizational skills.
- Customer service and problem-solving abilities.
- Proficiency with mobile and communication devices.
Education and Experience
- High school diploma or GED, with 1-3 years of maintenance experience.
- EPA Type II or Universal Certification; Pool Certification (CPO) preferred.
- Certificate for Apartment Maintenance Technicians (CAMT) is a plus.
