Job summary

Atria Senior Living is seeking a maintenance technician to manage diverse upkeep across the community. You’ll perform electrical, plumbing, carpentry and HVAC tasks, conduct safety checks, and respond to work orders to ensure high-quality living spaces.

The role requires 2 years of hands-on maintenance experience, a valid driver’s license, and the ability to operate a variety of tools. This on-site position supports a resident-focused living environment.

Qualifications

• High school diploma or GED is required.
• 2 years hands-on maintenance experience in plumbing, electrical, carpentry, HVAC, etc.
• 3 years in multi-family property management or building maintenance preferred.
• Basic arithmetic for measurements, estimates and averages.
• Ability to use independent judgment to meet company goals.
• Experience with tools used in construction, maintenance and landscaping.

Responsibilities

• Perform maintenance to keep community in good condition.
• Handle electrical, plumbing, carpentry and HVAC tasks as needed.
• Drive company or personal vehicle as required.
• Respond to maintenance requests via work order system and prioritize.
• Conduct daily community inspections and keep grounds clean.
• Organize storage and ensure proper tool care.

• High School Diploma or General Education Degree (GED).
• Two (2) years of hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc. required.
• Three (3) of multi-family property management or other building maintenance experience preferred.
• Ability to perform basic arithmetic skills, including measurement in order to do basic calculations, estimating, and determining averages.
• Demonstrated ability to use independent judgment and discretion to make decisions designed to achieve the Company’s goals.
• Demonstrated experience in safe handling and use of tools normally used in construction, maintenance, and landscaping, including but not limited to circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet cleaner, paint sprayer, ladders, pressure washers, etc.
• Basic computer skills and ability to operate standard office equipment.
• Ability to transport up to 50 pounds variable distances and to access and work in confined spaces or heights in excess of 8-9 feet.
• Familiar with all types of surfaces and respective cleaners.
• Experience in carpet cleaning and upholstery cleaning.
• Understanding of Lock Out/Tag Out procedures.
• Position requires driving responsibilities (may use Company provided vehicle and/or personal vehicle).
• Must possess valid driver’s license.
• Must satisfactorily meet and be in compliance with Company motor vehicle policy standards.
• Assist in preparing all move in ready apartments, which may include painting, carpet cleaning, general repairs, and housekeeping.
• Manage all maintenance needs of the community to ensure the physical condition of the community meets or exceeds the Company’s standards.
• Perform various preventative maintenance functions and completes all necessary data collection and submission.
• Manage all customer service requests using the Company work order system, including prioritization of requests.
• Complete daily community inspections including keeping grounds and common areas free of trash and debris.
• Perform various maintenance functions such as electrical installations, pool maintenance, carpentry/construction, furnace and air conditioner repairs, filer changing, coil cleaning, plumbing and appliance repairs, drywall and painting repairs, vinyl installation and repairs, minor roof repairs, etc.
• Monitor the maintenance and upkeep of all mechanical equipment in the community, including but not limited to fire safety systems, water heaters, HVAC units, kitchen equipment, etc.
• Partner with contractors/subcontractors as required to meet the needs of the community.
• Organize maintenance storage and mechanical rooms.
• Ensure proper use and care of all tools, equipment, and vehicles.
• Ensure compliance with all federal, state, and provincial laws.
• May drive company vehicle (only if required by community).
• Act as a manager on duty as required.
• May perform other duties as needed and/or assigned.
