Qualifications

• Must be at least 18 years old.
• Basic knowledge of HVAC, plumbing, electrical, carpentry, and mechanical systems.
• Strong customer service skills with a passion for assisting residents.
• Excellent communication, problem-solving, and interpersonal abilities.
• Ability to multitask, prioritize, and work efficiently in a fast-paced environment.
• Detail-oriented with strong organizational and time-management skills.
• Willingness to work a flexible schedule, including on-call hours, weekends, and holidays.

Responsibilities

• Prepare Market Ready apartments with painting, carpet repairs, cleaning, and move-in readiness.
• Perform routine interior and exterior maintenance including painting, snow removal, gutter cleaning, and filter replacement.
• Repair and maintain community equipment: plumbing, lighting, A/C, electrical, carpentry, and mechanical.
• Respond to resident and staff maintenance requests promptly with a professional attitude.
• Report maintenance concerns on vacant units, models, common areas, and equipment malfunctions to the supervisor.
• Maintain resident privacy and obtain authority before entering units.
• Ensure maintenance items are kept safely to prevent injuries.
• Deliver superior customer service and represent the company professionally.
• Attend in-service trainings as assigned.
• Work with vendors for landscaping, painting, asphalt, etc., as instructed.
• Follow state/local/federal fair housing laws and OSHA safety requirements.

The Maintenance Technician plays a vital role in delivering on our commitments by performing a wide variety of maintenance, repair, groundskeeping, and other interior and exterior duties under the supervision of the Maintenance Supervisor. This position is responsible for responding to resident service requests, troubleshooting maintenance issues, and upholding safety standards, all while fostering a positive living environment.

Key Responsibilities

• Prepare Market Ready apartments, which may include painting, carpet repairs, cleaning, general repairs, housekeeping duties, and any necessary duties to provide residents with a quality move‑in experience.
• Perform routine interior and exterior community maintenance as scheduled and requested, which may include painting, snow/ice removal, gutter cleaning, filter replacement, and working with a trash compactor.
• Perform routine maintenance and repair on community equipment including plumbing, light‑bulb replacement, A/C maintenance, electrical, carpentry, and mechanical repair.
• Respond to all repair requests and maintenance concerns from residents and staff in a timely manner with a professional attitude.
• Report any maintenance concerns on vacant units, models, common areas, and equipment malfunctions, breakdowns, or hazardous conditions to the Maintenance Supervisor promptly.
• Maintain resident privacy and receive proper authority prior to entering resident apartments.
• Ensure that all maintenance items are kept in a safe area to prevent injuries to residents, associates, and visitors.
• Deliver superior customer service and always represent the company professionally.
• Attend in‑service training and education sessions, as assigned.
• Work with vendors as instructed, such as vendors for landscaping, painting, asphalt, etc.
• Be knowledgeable of state, local, and federal fair housing laws and follow all safety/OSHA requirements.

• 1–3 years of prior maintenance experience, ideally in a similar facility.
• HVAC, EPA, and/or CPO certifications are preferred.
• A valid driver's license and reliable transportation may be required, depending on property needs.
• High school diploma or equivalent is required.
