ZRS Management seeks a Maintenance Technician at our Fredericksburg property to provide skilled, safe, and professional service to residents. You will work with the Maintenance Supervisor to address plumbing, electrical, HVAC, and appliance maintenance, delivering timely, high-quality repairs.

Qualifications

• Must have valid driver’s license with acceptable driving record and proof of auto insurance.
• HVAC certification preferred.
• Ability to lift heavy objects.

Responsibilities

• Perform independently technical maintenance repairs to plumbing, electrical, heating, cooling and appliances.
• Conduct apartment turnover maintenance within 3–5 business days and complete turnover checklist.
• Perform general common area maintenance such as cleaning, sweeping, mopping and trash removal.
• Monitor exterior building for issues and assist with preventive maintenance programs.
• Maintain safe condition of all equipment and enter new tools into inventory.
• Keep work area clean and observe all safety rules.

The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.

The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.

Responsibilities

Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:

• Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.
• Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.
• Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.
• Monitor building exterior for issues with roof, siding, shutters, etc.
• Help maintain an effective preventive maintenance program for area of responsibility.
• Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.
• Enter any newly purchased tools or equipment into inventory.
• Keep work area clean and orderly.
• Observe all safety rules.

Qualifications

• Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.
• HVAC certification preferred.
