Overview
Full-time, days, Monday - Friday, for 80 hours per pay period. There is a holiday and weekend rotation.
Under general supervision, ensures the safe, reliable operation of facility infrastructure by performing preventive maintenance, inspections, troubleshooting, and repairs across building mechanical, electrical, plumbing, refrigeration, HVAC, and automation systems. Responds to work orders, monitors equipment performance, conducts rounds, and documents activities in the CMMS while upholding safety, quality, and regulatory standards. Coordinates work with occupants and vendors, addresses complex technical issues, supports utility and emergency systems, and may assist in training others. Strong communication and customer service skills are required; rotating shifts, weekends, and holidays may be expected.

Responsibilities
Technical Skills
- Perform high-level troubleshooting and diagnostics on mechanical, electrical, plumbing, and HVAC equipment utilizing O & M manuals, diagrams, and manufacturer technical support.
- Install and repair equipment following industry standards, operation and maintenance manuals, and code-compliant safety practices; perform safety tests upon completion of work as appropriate.
- Perform regularly scheduled advanced preventive maintenance on assigned equipment; completes 100% of Compliance PMs within the month they are assigned.
- Act as a liaison with contractors and vendors to support efficient resolution of technical issues while learning system details.
- Effectively solves complex problems and determines when outside contractors are advisable; self-assigns and completes work requests and accepts work assigned by the Manager as appropriate.
Facilities Operations & Project Support
- Plan, organize, and execute complex maintenance tasks and small projects under general supervision; serve as a subject matter resource in electrical, plumbing, and HVAC.
- Assist in repairing and maintaining heating, water, gas, and drainage systems; support other trade personnel on major repair or installation projects.
- Respond to fire alarms, disaster alerts, and drills; maintain internal security and continuation of utilities during emergencies.
- Perform seasonal and facility support activities such as snow removal and assisting with moving furniture and equipment.
- Ensure adequate levels of supplies, materials, and equipment for assigned work; advise leadership when reordering is necessary.
Administrative Tasks
- Utilize the CMMS system to document records of work completed, including details, dates, and time spent; use computers for reference to online manuals and drawings.
- Extensive use of systems: email, RL Incident Reporting, and Kronos for timekeeping to support daily operations and documentation.
- Identify parts and supplies needed; place orders and document purchases for the AP process.
- Attend approved continuing education events to further job knowledge.
- Train team members on use of evacuation equipment such as Med-Sleds and stair climbers.
Compliance, Quality & Departmental Support
- Keep informed through on-the-job training and approved programs; participate in committees and work groups for problem solving and process improvement.
- Inspect work of staff and contractors in some situations and report deficiencies to leadership for correction.
- Provide technical guidance and troubleshooting support to Maintenance Technicians, including availability by telephone to assist off-shift teams.
- Champion adherence to regulatory and safety requirements in maintenance operations.
Qualifications
Education
- High School graduate or GED equivalent. Alternatively, completion of a trade school diploma in related to technical field (HVAC, electrical, electronics, mechanical technology)
- Associates degree in a related technical field from a two-year technical school or junior college is preferred
Experience
- Experience in the maintenance and/or repair field with the ability to work independently
- Experience performing maintenance work within a healthcare environment preferred
- Experience in a highly technical maintenance role preferred
License/Certification
- Must have a valid driver license to drive company vehicles
