Job summary

ZRS Management LLC is seeking a Maintenance Technician to deliver skilled, reliable on-site maintenance for residents. You will collaborate with the Maintenance Supervisor and Property Manager to handle plumbing, electrical, HVAC, and appliance repairs, while maintaining clean grounds and common areas.

Responsibilities include apartment turnover within 3–5 days, turnover task execution, safety compliance, and inventory management. Equal opportunity employer; on-call availability may be required.

Qualifications

• Must have valid driver's license with acceptable driving record and proof of automobile insurance.
• EPA certification preferred; if required at a property, certification must be obtained within 90 days of start date.
• Ability to lift heavy objects and perform physical maintenance tasks.
• Experience or knowledge in plumbing, electrical, HVAC and appliances.

Responsibilities

• Perform independently technical maintenance repairs to plumbing, electrical, heating, air conditioning, appliances and other needs.
• Perform apartment turnover maintenance within three to five business days and complete turnover checklist.
• Turnover tasks include blinds installation, filter changes, bulb replacements, drip pan replacements, door stopper replacement and caulking.
• Maintain common areas: sweeping, mopping, vacuuming, trash removal, pressure washing, window cleaning.
• Monitor exterior for roof, siding, shutters issues and report safety concerns.
• Support preventive maintenance program across assigned areas.
• Record new tools/equipment into inventory and keep work areas clean and orderly.
• Follow all safety rules and work cooperatively in a team; be willing to on-call hours.

Job Description:The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.Monitor building exterior for issues with roof, siding, shutters, etc.Help maintain an effective preventive maintenance program for area of responsibility.Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.Enter any newly purchased tools or equipment into inventory.Keep work area clean and orderly.Observe all safety rules.QualificationsMust have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.EPA certification preferred.
