Job summary

ZRS Management LLC is seeking a Maintenance Technician to deliver skilled, safe, and efficient on-site services for residents. You will work under the Maintenance Supervisor to handle plumbing, electrical, HVAC, appliances, and turnover tasks across units and common areas.

Responsibilities include preventive maintenance, inventory updates, on-call availability, and maintaining a clean, safe work environment while adhering to safety rules.

Qualifications

• Must have valid driver's license and clean driving record.
• EPA certification preferred; if required, must be obtained within 90 days.
• Ability to lift heavy objects and work independently or with a team.
• Strong attention to detail and time management.
• Willing to work on-call hours.

Responsibilities

• Perform maintenance repairs in plumbing, electrical, HVAC and appliances.
• Complete apartment turnover tasks within 3-5 business days.
• Maintain common areas and building exterior as needed.
• Monitor safety and maintain inventory records.
• Follow safety rules and company policies.

Job Description:The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.Monitor building exterior for issues with roof, siding, shutters, etc.Help maintain an effective preventive maintenance program for area of responsibility.Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.Enter any newly purchased tools or equipment into inventory.Keep work area clean and orderly.Observe all safety rules.QualificationsMust have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.EPA certification preferred.
