Job summary

Disrupt is seeking a Maintenance Technician at the Estates at Cypress Apartments in Cypress, TX, to manage community upkeep and provide excellent resident experiences. You'll handle maintenance requests, prepare vacant apartments for leasing, and assist in property maintenance while ensuring compliance with safety standards.

The ideal candidate has a valid driver's license, the ability to perform physical activities, and must pursue EPA certifications within 90 days. Benefits include medical insurance, a 401K plan, and growth opportunities.

About the Role:

As the Maintenance Technician, you will be part of a team responsible for the efficient operation and upkeep of the community, buildings and grounds, ensuring an amazing resident experience. Maintenance technicians at Emerge Living wear many hats and, with the rest of the maintenance team, handle make‑ready tech and other duties. Reporting to the Community Manager and Service Manager, this is an exciting opportunity to help us achieve our mission of building community around delivering living excellence.

What You Bring:
  • Ability to perform numerous physical activities that require considerable use of your hands, arms and legs and moving your whole body, including prolonged or repeated standing, walking, climbing, sweeping, stooping, kneeling, shoveling, crouching, lifting and handling of materials. Frequent lifting, grasping and carrying materials and equipment up to 50 lbs.
  • Computer literacy and effective communication skills: Must be able to effectively communicate both orally and in writing in English for all work‑related purposes.
  • Ability to work any assigned shift, including weekends. Shifts may change according to business needs. Must be able to respond to emergencies after normal business hours and on weekends when assigned on‑call responsibilities. A telephone number where you can be reached after‑hours must be provided for your manager.
  • Maintenance employees, with limited exceptions, are required to use their own smartphone to perform certain aspects of their job. The device must have updated software and must be password‑protected and compliant with Emerge Living security systems and operations software.
  • Ability to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all the daily responsibilities of this position.
  • Have or will pursue in 90 days EPA certifications Type 1 and II.
  • A Valid Driver’s License.
What You’ll Do:
  • Complete assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards and code requirements.
  • Complete the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins by completing the pre‑move‑out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
  • Follow procedures for accessing and obtaining materials, supplies, equipment, tools and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location and notifying the maintenance supervisor about re‑ordering needs.
  • Complete documentation and other paperwork in a timely, accurate and complete fashion so that service requests can be appropriately documented and tracked.
  • Assist in maintaining the grounds, common areas and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning and painting curbs and signage as needed.
  • Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use of tools and equipment.
  • Comply with Emerge Living’s safety and risk‑management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety‑related laws and requirements, and by reporting accidents and incidents promptly and accurately.
  • Periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.
