Job summary

JLL on-site in Concord, NC seeks a Maintenance Technician to perform preventive and corrective maintenance on mechanical, electrical, and plumbing systems. You will assist in maintenance tasks, supervise staff, inspect areas and complete documentation for safety systems.

The role requires 2–4 years’ experience, High School diploma, ability to lift 80 lbs, and proficiency with MS Office, Outlook and Maximo CMMS. Benefits include 401(k), medical coverage, and paid time off.

Responsibilities

• Clean HVAC coils, change filters and belts.
• Maintain and repair locks, doors and furniture.
• Document fire extinguishers and building systems.
• Repair plumbing components such as toilets, urinals and sinks.
• Prime and paint interior/exterior surfaces; perform handyman tasks.
• Prioritize PMs, corrective and emergent work orders.
• Comply with safety procedures and maintain clean work areas.
• Update work orders in CMMS in real time.

The main function of a Maintenance Technician is to perform both preventative maintenance & corrective maintenance to mechanical, electrical, and plumbing equipment/systems in assigned facilities. Assists and supervise maintanence personnel. Assist in maintenance and repair efforts, as well as independently performing defined tasks. Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc.

Job Responsibilities:

• Clean HVAC coils, change filters and belts.
• Maintain and repair locks, locking mechanisms, closers, doors, and furniture.
• Maintain and complete documentation for fire extinguishers and other building systems.
• Maintain and repair plumbing components including toilets, urinals, lavatories, flush valves, sinks, drains, water heaters, piping, and sump pumps.
• Prepare, prime and paint building interior and exterior surfaces and perform general handyman tasks to maintain buildings.
• Completes special tasks that include but are not limited to; painting, locksmith work, tenant services requests, and general maintenance as assigned.
• Prioritizes all PM's, corrective and emergent work orders for the site (annual, monthly, weekly and daily).
• Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
• Maintain compliance to State, County, or City Ordinances, Codes, or Laws.
• Update work order status in real time, utilizing CMMS system.

Qualifications:

• High School Diploma or Equivalent.
• 2-4 years experience required.
• Must lift up to 80 lbs.
• Proficient in basic computer application software such as MS Office, Outlook, CMMS (Maximo), etc.
• Related experience and/or training in the areas of carpentry, electrical, and plumbing.
• Proficiency in computer systems, applications, and database software.

Preferred:

• BAS Experience.
• Experience with preventative maintenance on HVAC equipment.
