Job summary

JLL is seeking a Maintenance Engineer to join our facilities team onsite in Cumberland, GA. You will apply comprehensive building engineering experience with HVAC systems, building automation, and energy optimization to keep our environments safe, efficient and comfortable for clients.

Responsibilities include leading maintenance operations across HVAC, electrical, plumbing, fire safety and security systems, programming control sequences, and maintaining CMMS records.

Qualifications

• 5+ years of comprehensive building maintenance with HVAC expertise.
• Strong working knowledge of electrical distribution, plumbing, fire safety, and security systems.
• Advanced understanding of HVAC operation, energy efficiency, and optimization strategies.
• Proficiency with major building automation systems and ability to program basic control sequences.
• EPA 608 Universal certification and electrical fundamentals.

Maintenance Engineer - JLL

What this job involves:

We are seeking a skilled Maintenance Engineer with comprehensive building engineering experience and specialized expertise in HVAC systems and building automation technologies. In this role, you'll be the technical backbone of our facility operations, ensuring optimal performance across all building systems while leveraging advanced mechanical knowledge and automated controls. You'll play a critical role in maintaining safe, efficient, and comfortable environments that directly support JLL's commitment to delivering exceptional client service and operational excellence. This position offers an exciting opportunity to work with cutting‑edge building technologies while making a tangible impact on facility performance and energy efficiency.

What your day‑to‑day will look like:

• Lead maintenance operations for comprehensive building systems including HVAC, electrical, plumbing, fire safety, and security systems, applying strong technical knowledge across multiple disciplines
• Operate and optimize sophisticated building automation systems to control HVAC equipment, lighting, and energy management functions using platforms such as Johnson Controls Metasys, Honeywell, Siemens, or Tridium
• Perform complex troubleshooting on commercial HVAC systems including chillers, boilers, air handlers, variable air volume systems, and rooftop units, executing repairs from routine maintenance to major component replacement
• Manage electrical systems including power distribution, lighting controls, and emergency power systems; troubleshoot electrical issues and coordinate with contractors for major repairs or installations
• Oversee plumbing and water systems maintenance including domestic water, fire protection systems, and water treatment equipment while ensuring code compliance
• Program control sequences, analyze system performance data, and implement advanced energy conservation strategies
• Maintain detailed service records and utilize computerized maintenance management systems (CMMS) for documentation and tracking

Required Qualifications:

• 5+ years of comprehensive building maintenance experience with demonstrated competency across multiple building systems and specialized HVAC expertise
• Strong working knowledge of commercial building systems including electrical distribution, plumbing systems, fire safety equipment, and security systems
• Advanced understanding of HVAC equipment operation, maintenance, and optimization strategies including refrigeration cycles, air distribution systems, and energy efficiency principles
• Proficiency with major building automation systems such as Johnson Controls Metasys, Honeywell, Siemens, or Tridium platforms with ability to program basic control sequences
• Professional certifications including EPA 608 Universal and electrical fundamentals
• Valid driver's license for travel between multiple facilities if required
• Physical capability to lift equipment of minimum 50 pounds and work at heights using appropriate safety equipment

Preferred Qualifications:

• Additional certifications in building automation, energy management, or facilities management
• Experience with variable frequency drives, DDC controls, and pneumatic control systems
• Electrical troubleshooting skills for motors, control circuits, and power distribution equipment with understanding of electrical codes and lockout/tagout protocols
• Mechanical aptitude for pumps, motors, valves, and mechanical drive systems with knowledge of water treatment and plumbing codes
• Proficiency with Microsoft Office applications and technical documentation with strong analytical skills for interpreting system data and performance metrics
• Experience working in diverse building environments including mechanical rooms, electrical rooms, rooftops, and confined spaces
• Availability for emergency response during off‑hours and weekends

Location: Onsite, Cumberland,GA

Work Shift: Standard business hours with availability for emergency response during off‑hours and weekends

Salary: $30 to $32 per hour
