Job summary

Green Alpha Property Management is seeking a full-time Maintenance Technician to support our Columbia, SC apartment communities. You will handle maintenance tasks and report to the Maintenance Manager, helping to keep properties in good repair for tenants’ best possible experience.

Speed is critical: respond to work orders promptly, assist preventative maintenance, and ensure HVAC, plumbing, electrical, and related systems are well maintained.

Qualifications

• HVAC/EPA certification required.
• Experience with mechanical, plumbing, and electrical systems preferred.
• At least 1 year of maintenance experience.
• Proficient in Microsoft Excel and Word.
• Strong computer skills and familiarity with work orders.
• Demonstrates honesty, integrity and a strong work ethic.
• Maintains a positive, enthusiastic attitude.
• Valid driver's license and ability to drive to properties.
• Must be eligible to work in the United States.

Responsibilities

• Respond to requests and work orders promptly and resolve issues efficiently.
• Support preventative maintenance across apartment complexes.
• Ensure facilities and systems (HVAC, plumbing, electrical, painting) are in good repair.
• Ensure units are ready for move-in with checklists and inspections.
• Update and maintain work orders in AppFolio.
• Keep properties clean and free of trash and debris.

As Maintenance Technician, you will be a key piece in how we manage our rapidly growing portfolio daily. You will be the on a critical team that is responsible for helping to ensure that our tenants have the best possible rental experience. This role will report to the Maintenance Manager and will assist in handling all maintenance/repair related tasks at the apartment communities within the region to ensure our facilities are in good repair at all times. Speed is critical, so it’s important that the potential team member has a sense of urgency as work orders need to be resolved in a timely manner.

In this full-time role (40 hours a week) you will support our apartment complex in Columbia, SC. Willingness to learn is a critical trait this individual must have. Starting pay ranges from $18 - $20 per hour, dependent upon experience.

Roles and Responsibilities

As a Maintenance Technician you will bring a positive, upbeat, and driven attitude to help build lasting relationships with tenants and team members. This role will:

• Respond timely to requests/work orders and ensure efficient problem resolution, and delegate as appropriate.
• Support Preventative maintenance strategies amongst complexes.
• Helps ensure that facilities and related systems are in good working order (HVAC, plumbing, electrical, painting, exterior, etc.)
• Helps ensure that units are 100% ready for move in (checklists, physically visiting units, etc.)
• Updates and maintains work order management through AppFolio (our in house property management software)
• Maintains clean properties by ensuring that complexes are clear of trash and other debris.

Qualifications

• HVAC/EPA certification required
• Mechanical, Plumbing, Electrical experience preferred
• 1+ years of maintenance experience
• Various System Experience (excel, word, etc) required
• Computer experience required
• Strong desire to uphold personal honesty, integrity, and work ethic
• Maintains a passionate and enthusiastic attitude
• Drivers License and ability to drive to various properties
• Show Legal documentation showing ability to work in the United States
