Job summary

North Shore Gardens in Ocala, FL is seeking a full-time Maintenance Technician for one of our apartment communities. This role focuses on maintenance and repairs, with a path for training and advancement in a promote-from-within culture.

You will perform electrical, plumbing, painting, carpentry, and HVAC tasks, manage make-ready units, routine maintenance, and respond to emergencies while upholding safety and quality standards. Competitive hourly pay and benefits are offered.

Responsibilities

• Make ready units for new move-ins.
• Complete grounds work including landscaping.
• Coordinate with Maintenance Supervisor on projects and work orders.
• Perform minor electrical maintenance (fixtures, bulbs, ballast, wiring).
• Perform minor plumbing maintenance (leaks, unclogging).
• Paint, carpentry, masonry as needed.
• Maintain HVAC systems (certified) and service.
• Diagnose problems and replace parts.
• Schedule and complete preventative maintenance.
• Read equipment manuals.
• Respond to emergencies after hours.
• Work flexible hours.
• Follow safety regulations and keep areas clean.
• Complete other tasks as directed.

General Summary

Under the immediate supervision of the Maintenance Supervisor, the Maintenance Technician is responsible for all aspects of maintenance and repairs at an apartment community.

Essential Job Duties And Responsibilities

• Make ready units for new move-ins
• Complete grounds work such as: grounds pickup, blowing of breezeways and light landscaping
• Coordinate with Maintenance Supervisor to complete projects and work orders efficiently
• Perform minor electrical maintenance including but not limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.
• Perform minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, adding new lines, etc.)
• Performs minor painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.).
• HVAC certified, with knowledge and ability to maintain, repair and replace HVAC systems.
• Diagnose problems, replace or repair parts, test and make adjustments.
• Schedule and complete preventative maintenance program
• Read and interpret equipment manuals to perform required maintenance and service.
• Respond to emergency situations during and after hours for the purpose of resolving immediate concerns.
• Able to work flexible hours
• Comply with safety regulations and maintain clean and orderly work areas.
• Complete other tasks as directed and assigned.
