Job summary

VIP Structures, Inc. is seeking a dependable Maintenance Technician to support our residential properties in Syracuse. This role offers hands-on growth in facilities maintenance across units and common areas.

Under the supervision of the Facilities Maintenance Superintendent, you will perform repairs, turnovers, and basic systems maintenance, while interacting professionally with residents and vendors. An on-call schedule may be required.

Qualifications

• High school diploma or equivalent.
• Valid NYS driver's license and reliable transportation.
• Must pass a criminal background check.
• HVAC/building maintenance certificate is a plus.
• Experience in residential or mixed-use property maintenance preferred.
• Ability to work independently with good judgment.
• Physical ability to lift up to 100 lbs and navigate multi-level sites.
• Willingness to participate in on-call schedule.
• Proficient with mobile devices, laptops, email, and basic software.

Responsibilities

• Respond to maintenance requests in occupied or vacant units.
• Complete apartment turnovers and ensure move-in readiness.
• Perform general repairs including drywall, painting, and appliances maintenance.
• Assist with HVAC, electrical, and plumbing troubleshooting under supervision as needed.
• Coordinate with vendors and contractors for inspections, repairs, and preventive maintenance.
• Support year-round grounds maintenance and property upkeep.
• Communicate professionally with tenants, vendors, and team members.
• Remain solution-focused and calm addressing resident concerns.
• Respond to emergency repairs, including nights, weekends, and holidays (on-call).
• Maintain preventive maintenance logs.
• Conduct other maintenance tasks as needed.

VIP Structures is seeking a dependable and motivated Maintenance Technician to support our residential properties. This role is ideal for someone looking to grow their hands-on skills in facilities maintenance, whether you are early in your career or bring experience from residential property maintenance, construction, or skilled trades.

The Maintenance Technician works under the guidance of the Facilities Maintenance Superintendent, supporting the upkeep, repair, and overall condition of residential units and common areas.

This role requires not only technical ability, but professionalism, accountability, and strong interpersonal skills when interacting with residents.

Essential Functions:

• Respond to residential maintenance requests in occupied and vacant units.
• Complete apartment turnovers and ensure units are move-in ready.
• Perform general repairs including drywall and ceiling repairs, painting, and basic appliance maintenance.
• Assist with HVAC, electrical, and plumbing troubleshooting for basic repairs (under supervision as needed)
• Coordinate with vendors and contractors for inspections, repairs, and preventive maintenance.
• Support year-round grounds maintenance and property upkeep.
• Communicate professionally and respectfully with tenants, vendors, and team members.
• Remain solution focused and calm when addressing resident concerns.
• Respond to emergency repairs, including nights, weekends, and holidays (alternating on-call schedule)
• Maintain preventive maintenance logs.
• Conduct other maintenance tasks as needed.

Position Requirements

• Valid NYS driver's license and reliable transportation
• High school diploma or equivalent
• Must be able to past a criminal background check.
• Certificate in HVAC, building maintenance technology or relevant field will be a plus (not required)
• Experience in residential or mixed-use property maintenance preferred.
• Ability to work independently, prioritize tasks, and make exercise sound judgment.
• Physical ability to lift up to 100 lbs. and navigate multi-level job sites.
• Participate in an alternating on-call schedule.
• Proficient with technology such as mobile phones, laptops, email, and energy management software
