Maintenance Technician – South Oak Crossing, Charlotte, NC
Job Title: Maintenance Technician
Reports To: Maintenance Manager
Position Type: Full‑Time, Non‑Exempt
Summary of Position
To ensure residents a safe, comfortable, and attractive place to live by keeping all electrical and mechanical equipment and appliances functional or serviced immediately and making all needed repairs to structures promptly. Consistent attendance is essential to perform duties effectively and maintain proper workflow and communication within the team.
Primary Duties and Responsibilities
- Abide by Fair Housing Laws.
- Respond to residents’ calls for service.
- Perform plumbing repairs.
- Lay and repair tile.
- Install and repair drywall.
- Repair electrical switches.
- Occasional tasks including mending fences, assisting with HVAC and refrigeration repairs, cutting keys, trash pickup, lawn care, swimming pool cleaning, and shampooing carpets.
Position Requirements / Qualifications
- Ability to read and write English.
- Prior experience reflecting overall general mechanical aptitude and ability.
- Valid driver’s license (if operating a vehicle).
- EPA Certificate for Freon recovery and HVAC Certificate.
- Current Fair Housing Certification.
Preferred Skills / Abilities
- Advanced training obtained from a mechanical/supervising trade or technical school.
- Prior experience as Service Manager for a multi‑unit property.
Physical Activities / Equipment Used
- Physical activities up to and including walking, bending, stooping, reaching, kneeling, crawling, stretching, climbing stairs or ladders, standing for periods of time, and heavy lifting.
- Exposure to inclement weather, noise, dust, heat, mechanical equipment, and potentially dangerous products and chemicals.
- Use of key‑cutting machine, hand tools, mechanical equipment, electrically powered construction equipment, lawn care equipment, and phone.
General
- Hours worked will coincide with the hours of operation in the community. The position may require responding to after‑hours emergency calls and may be placed on a rotating schedule for evening, weekend, and holiday service calls.
