Job summary

GrayCo Properties, LLC in Alta Shores seeks a Maintenance Technician to provide essential maintenance support for the apartment community. The role requires proficiency in HVAC, plumbing, appliance repair and general maintenance.

You will work under the Maintenance Supervisor to complete service requests, perform preventative maintenance and assist with unit turnovers. Responsibilities include completing requests within 24 hours, keeping the maintenance shop clean, and contributing to pool,

Qualifications

• 1–2 years of maintenance or related field experience.
• Proficiency in HVAC, plumbing, appliance repair and general maintenance.
• EPA Certification and CPO Certification required.
• Strong attention to detail and sense of urgency completing tasks.
• Able to communicate effectively with residents, both verbally and in writing.
• Valid driver's license and ability to read/write English fluently.
• Physical ability to lift heavy equipment, climb ladders and perform demanding tasks.

Responsibilities

• Complete service requests within 24 hours unless parts/labor delay.
• Maintain a clean, orderly maintenance shop and equipment.
• Perform pool/deck maintenance and basic grounds care.
• Monitor and operate trash compactor and laundry facilities.
• Assist with unit turnovers and quarterly preventative maintenance.
• Support Maintenance Supervisor in painting 60% of units in-house.
• Respond to on-call duties as required.

Description

The Maintenance Technician provides essential maintenance support for the apartment community. This position requires proficiency in HVAC, plumbing, appliance repair, and other general maintenance areas. The Maintenance Technician works under the direction of the Maintenance Supervisor to complete service requests, perform preventative maintenance, and assist with unit turnovers and facility maintenance.

Key Responsibilities

• Complete all service requests within 24 hours unless extraordinary parts or labor is required
• Maintain a clean and orderly maintenance shop
• Maintain pool and deck areas; perform pool maintenance tasks
• Monitor and operate trash compactor
• Help maintain grounds and streets free of litter
• Maintain laundry equipment, tennis courts, and carwash facilities
• Check and replace defective or burned-out light bulbs and security lights
• Serve on-call as necessary
• Perform preventative maintenance quarterly as outlined in the maintenance manual
• Assist Maintenance Supervisor in painting 60% of units in-house

Skills, Knowledge and Expertise

• 1–2 years of previous maintenance or related field experience
• Proficiency in heating and air conditioning, plumbing, appliance repair, and generalmaintenance
• EPA Certification (required) and CPO Certification (required)
• Strong attention to detail and sense of urgency in completing tasks
• Ability to communicate effectively with residents, both verbally and in writing
• Professional appearance; commitment to quality workmanship
• Proficiency with chemicals and cleaning supplies
• Must possess dependable truck or van capable of carrying tools and equipment
• Valid driver's license
• Ability to read and write English fluently
• Physical ability to lift heavy equipment, climb ladders, and perform demanding maintenance tasks
