Overview

Thies & Talle Management, Inc., a leading property management company with nearly forty years of experience in the multi-housing industry, is seeking a part-time Maintenance Technician, roughly 10 hours per week, to work at our apartment community located in Chamberlain, SD. This position is responsible for the maintenance of the apartments, common building systems and grounds. Duties also include apartment turnover maintenance. Must be detail oriented and possess skills in customer service. Appliance repair, plumbing, electrical and carpentry experience is required. On-call hours are also required. Summary: The Maintenance Technician provides repair and preventive maintenance of all buildings on-site for which they are responsible, including maintaining the lawn and surrounding property. This individual upholds company standards with regard to budgets, maintenance, and upkeep guidelines and applicable laws. The Maintenance Technician communicates regularly and effectively with staff and all levels of management.

Essential Duties and Responsibilities
  1. On-call duties to respond to emergency maintenance requests or resident needs. Must be within 50 miles of the residence or work site as directed. On-call employees must remain within the site radius, refrain from alcohol or impairing substances, and wear/respond to the pager when on-call.
  2. Maintain the lawn (mowing, trimming, seeding, sodding, repairing, winterizing).
  3. Maintain the exterior of buildings (repairs, painting, rescreening windows, etc.).
  4. Keep occupied units in good condition in compliance with codes to ensure resident satisfaction and prepare unoccupied units for turnover, including repair/maintenance of appliances, plumbing, electrical and lighting systems, heating and cooling systems, walls and flooring, sprinkler systems, doors, cables, and carpentry as needed.
  5. Perform snow and ice removal (snow blowing, shoveling, salting) and address ice buildup on sidewalks, walkways, parking lots, roofs, and common spaces.
  6. Replace unit locks on rental units as necessary during turnovers and maintain security of premises.
  7. Coordinate and oversee work of sub-contractors hired by the company.
  8. Perform small motor repair and maintenance on equipment (lawnmowers, tractors, snowblowers, chainsaws, power tools).
  9. Purchase approved supplies for maintaining property.
  10. Maintain and operate electrical, mechanical, plumbing, building, carpentry, and heating equipment; diagnose and troubleshoot malfunctions and correct problems.
  11. Assist in periodic unit inspections to identify short-term repair needs and address resident housekeeping and sanitation issues as well as long-term capital needs.
Secondary Duties and Responsibilities
  1. Purchase and pick up approved parts and materials as needed.
  2. Coordinate with painters, carpet installers, and other contractors as necessary.
  3. Prepare and maintain paperwork such as invoices, service requests, and timesheets.
  4. Haul materials to landfill.
  5. Consult with vendors to obtain best value on goods and services.
  6. Stay informed on changing codes and implement necessary changes.
  7. Communicate maintenance needs and tenant issues to management.
Supervisory Relationships

The Maintenance Technician reports to the Property Manager and does not supervise other employees.

Qualifications

Education and Experience: High school diploma and two to three years of experience as a general maintenance mechanic or related occupation, or a combination of education and experience providing equivalent knowledge. A driver’s license and transportation are required. Other formal maintenance training and certifications are desirable. If working on a boiler system, a state boiler license or ability to obtain one upon employment is required.

Skills: Ability to read, analyze, and complete documentation required by city, county, state or federal agencies. Effective communication with external agencies in speaking, listening, and writing.

Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure.

Reasoning Ability: Ability to assess a situation based on available data and information and make timely and appropriate decisions.

Other Skills/Abilities/Specifications: Self-motivation, ability to multi-task, and ability to work independently. Prioritize duties. Maintain confidentiality. Build positive relationships with diverse individuals.

Punctuality and Attendance: Regular attendance, reliability, and punctuality are necessary to meet with applicants, current residents, and outside vendors. Availability on both weekdays and weekends during turnover periods; ability to respond to property or tenant emergencies.

Working Conditions

The working conditions described are representative of those encountered in performing the essential functions. Duties may be performed outside in various weather conditions. Noise level is usually moderate. May involve contact with unsanitary conditions, insects/rodents, and potential exposure to human waste and noxious fumes (e.g., natural gas).

Physical Demands

Must be able to work in cramped positions, on hands and knees, and reach with hands and arms. Regularly stand, walk, sit, stoop, kneel, crouch, crawl, climb stairs, and communicate. Frequently lift and/or move up to 25 pounds and occasionally up to 75 pounds. Visual acuity requirements include close, distance, and depth perception.

Tools and Equipment

Pay Range: $20.00 - $22.00 per hour
