Job summary

ZRS Management LLC is seeking a Maintenance Technician to deliver skilled, reliable service to our residents in Celebration, FL. You will work with the Maintenance Supervisor to handle repairs, turnover, and preventive maintenance.

The role requires knowledge of plumbing, electrical systems, HVAC and appliances; a valid driver's license is required, with an acceptable driving record. EPA certification is preferred and may be required within 90 days of start.

Qualifications

• Experience in plumbing, electrical, HVAC and appliance maintenance.
• EPA certification preferred; if required, obtain within 90 days of start date.
• Valid driver’s license with acceptable driving record and proof of auto insurance.
• Ability to lift heavy objects and perform manual tasks.

Responsibilities

• Perform maintenance repairs independently across plumbing, electrical, HVAC, and appliances.
• Complete apartment turnover maintenance within 3–5 business days.
• Maintain common areas: cleaning, sweeping, mopping, and trash removal.
• Monitor building exterior and roof, siding, shutters for issues.
• Assist with preventive maintenance programs and inventory of tools.
• Follow safety rules and maintain a clean, orderly workspace.
• On-call hours may be required.

Job Description:The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.Monitor building exterior for issues with roof, siding, shutters, etc.Help maintain an effective preventive maintenance program for area of responsibility.Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.Enter any newly purchased tools or equipment into inventory.Keep work area clean and orderly.Observe all safety rules.QualificationsMust have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.EPA certification preferred.
