Job summary

Job description

Position

Maintenance Technician – Responsible for carrying out maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. Assists in the make‑ready process. Works under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Regular/daily on‑site attendance.
  • Respond to resident/management requests and work orders for community common areas, buildings, and units.
  • Ensure all repairs and replacements necessary for community common areas and units.
  • Assist with the scheduling and performance of all maintenance/repair‑related turn events.
  • Assist in daily clean up of the exterior of the community, including grounds, breezeways, and all common areas.
  • Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs.
  • Inspect grounds, buildings, and other community features daily to identify, minimize and correct hazardous property conditions or liability concerns.
  • Maintain preventative maintenance program that extends the life of the community while minimizing future repairs.
  • Follow Asset key policy and maintain hazard communications program; teach and promote safe work practices.
  • Participate in unit inspections and monitor inventory of equipment and supplies as requested.
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc.
  • Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit.
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Provide on‑call emergency assistance at the community.
  • Utilize property resources, equipment and supplies economically.
  • Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.
  • Provide excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters and enforce policies of the community.
Education & Experience
  • High School Diploma or Equivalent.
  • Ability to understand and perform all on‑site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular movement, ascending/descending ladders, stairs, ramps, step stools, and moving objects of 100+ lbs.
  • Working in various positions, tight and confined spaces, flat and uneven terrain, overhead positions, and reaching.
  • Operating machinery, power tools, motor vehicles or golf carts.
  • Exposure to outdoor weather conditions, hazardous chemicals, and availability for overtime, weekends, night hours (on‑call).
  • Occasional stationary work, standing or sitting for prolonged periods.
License/Equipment
  • Must have reliable transportation due to the emergency on‑call requirement.

Salary Range
