B HOM STUDENT LIVING LLC is seeking a Maintenance Technician to respond to maintenance requests, perform preventative maintenance, and ensure units meet company standards.

You will diagnose HVAC, electrical, plumbing, carpentry and appliance issues, coordinate with vendors, and maintain safety, cleanliness and high resident service.

This is a non-exempt role with daytime hours and potential weekend calls, requiring reliability and strong teamwork.

Qualifications

  • A high school education or equivalent is required.
  • EPA Type I/II HVAC certification preferred.
  • HVAC certification and pool certs are desirable.
  • Experience with electrical, plumbing, carpentry, drywall is required.

Responsibilities

  • Respond to maintenance requests promptly and professionally.
  • Perform preventative maintenance and apartment turns.
  • Diagnose and repair HVAC, electrical, plumbing, and appliances.
  • Inspect buildings and grounds for safety and cleanliness.
  • Coordinate with vendors and contractors as needed.
  • Prepare and submit invoices and manage supplies within budget.

JOB TITLE: Maintenance Technician – Non-ExemptREPORTS TO: General ManagerDIRECT REPORTS: NOPosition Summary:The Maintenance Technician is responsible for responding to maintenance requests as instructed by the Maintenance Manager/Supervisor or property staff, or as requested by residents or vendors. This position ensures that the physical aspects of the property meet the Company’s established standards and any applicable laws.Essential Job Functions:Schedules, monitors and/or performs preventative maintenance and apartment turns.Diagnoses problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry wall, exterior structural, and appliances.Ensures that work order requests are responded to promptly and professionally.Ensures residential units have been turned in a timely and efficient manner, as well as determines if work has been completed properly.Provides excellent customer service to prospective and current tenants, and promotes a quality living experience for all residentsUses Siteplan to schedule and perform emergency maintenance work when requiredInspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired.Assists supervisor with scheduling and communicating with vendors and contractorsAssists supervisor with obtaining bids from outside contractors, as well as oversees contractor work for completenessAssists with purchasing maintenance supplies for the property while staying within the planned budgetAccurately prepares and submits property invoices in accordance with established guidelinesCommunicates with supervisor regarding the overall maintenance function of the property.Participates in Company-provided training such as fair housing, safety, non-discrimination, and harassment preventionComplies with all company standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal lawsAchieves high productivity through reliable and punctual attendance and report any tardiness, attendance and disciplinary issues to immediate supervisorOther duties as assignedMinimum Qualifications/Skills:To perform the role successfully, an individual must be able to perform all essential functions satisfactorily. The requirements define the knowledge, skill, and/or ability necessary to perform the essential functionsMay Require one or more of the following certifications:EPA Certification, Type I and IIHVAC CertificationCPO Certification (pool)Other licenses and/or certifications as required by state lawDesired Qualifications/Skills:A high school education or equivalent is required (college hours preferred)1 year of electrical, painting, drywall and plumbing experienceMust be available for night/weekend call dutyWork Schedule: 9am-6pm, Monday-Friday, with extended hours and/or weekends being required as scheduled, or as needed to meet business needs.Physical Requirements/Environment: The physical requirements described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
