Job summary

Klingbeil Capital Management is seeking a Maintenance Technician for Ridgeleigh at Van Dorn in Alexandria, VA. This full-time role involves handling preventive maintenance, repairs, and move-in turnovers to keep the property well-maintained and safe for residents.

The ideal candidate has experience in building maintenance or trades, with HVAC, plumbing, and electrical repair skills, and is able to respond to on-call emergencies.

Qualifications

• Experience in building maintenance or a trade education.
• HVAC, plumbing, electrical and appliance repair skills.
• HVAC certification or willingness to obtain within 90 days of hire.
• Availability for emergency on-call rotations.
• Ability to lift 25–50 pounds frequently.
• Reliable transportation to work and on-call emergencies.
• Excellent written and verbal communication; sharp professional appearance.
• Basic computer skills and comfort with various software.
• Service mindset and willingness to learn.

Responsibilities

• Show care for residents through service ticket resolution and preventive maintenance.
• Resolve maintenance issues in HVAC, electrical, plumbing and appliance repair.
• Prepare vacant apartments for move-in through turnover repairs and improvements.
• Maintain building and grounds; ensure safety and cleanliness; snow removal as needed.
• Provide residents with outstanding customer service.
• Work weekends or evenings and be on call for after-hours emergencies.

Primary Responsibilities:

Your meticulous attention to detail, enthusiasm for troubleshooting, and talent for resolving issues make you an ideal match for this position.

• Showing care and concern for our residents through excellence in service ticket resolution and preventative maintenance
• Resolving maintenance issues in the area of HVAC, electrical, plumbing and appliance repair
• Preparing vacant apartments for move-in through turn-over repairs and improvements
• Preserving the beauty of the building and the safety of the community through general upkeep and cleanliness, snow removal and grounds maintenance
• Providing residents with outstanding customer service
• Working weekends or evenings and being on call for after hour emergencies

What You Bring to Us:

• Experience in building maintenance or an education in the trades
• Beginner to intermediate proficiency in HVAC, plumbing, electrical and appliance repair
• An HVAC certification (or willingness to obtain within 90 days of hire).
• Availability for emergency situations at the property, including an on-call rotation
• The ability to exert 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly
• Personal, reliable transportation to get to work and to respond to on-call emergencies
• Excellent communication skills both written and verbal
• A sharp professional appearance
• Basic computer skills and comfort using various software, apps and computer programs
• A service mentality and a thirst for learning

The salary range represents the low and high end of Klingbeil Capital Management's salary range for this position. Actual salaries will vary and may be above or below the range based on various factors including but not limited to experience, education, training, location, merit system, quantity or quality of production, responsibilities, and regular and/or necessary travel. The range listed is just one component of Klingbeil Capital Management's total compensation package for employees.
