• Coordinate and perform service requests within established time frames (unit repairs, maintenance, electrical, plumbing, painting, appliance repair).
• Complete make-ready process for vacant units (replace blinds, fixtures, doors, etc.).
• Follow safety procedures and maintain clean, safe work areas.
• Maintain cleanliness of property grounds and common areas.
• Interact positively with internal and external customers.
• Be available for after-hours emergencies and on-call duties.

Position Summary:

IEC is looking for a skilled Maintenance Technician to work at two of our apartment communities (283 units total) located in Oxnard, California. The Maintenance Technician must have experience working in an apartment community and strong communication and follow-up skills, both with and other team members. Self-starter, work well with a team, take initiative as well as ability to take direction from others. The schedule for this position is Tuesday - Saturday from 8am-5pm and requires the ability to be on-call in case of emergencies.

General Responsibilities:

• Coordinates and performs service request within established time frame. Work orders will include general unit repairs, property maintenance, electrical, painting, cleaning, appliance repair, light plumbing work, leak repair, faucet and toilet replacement, lighting system service, light bulb replacement, new fixture installation, mold removal, etc.
• Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins. Duties include replacing blinds, outlet cover plates, doorknobs, bathroom fixtures, closet doors, and basic unit repairs while monitoring unit turn times.
• Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
• Maintains cleanliness of property grounds and all common areas.
• Demonstrate positive interactions with internal and external customers
• Availability for on-call responsibility for after-hours emergencies required.
• Ad-hoc assignments as needed.

Requirements

• High school diploma or equivalent
• Janitorial, familiar with OSHA guidelines
• Facilities maintenance experience
• At least 2-3 years of working experience at an apartment community
• Customer service oriented
• Availability to work Tuesday - Saturday
• Available for after-hours emergencies, overtime, and Reginal support
• Bilingual
