Job description

Given ongoing construction and development plans, our current apartment portfolio of 5,000 plus units is expected to double in the next couple of years and rise to over 10,000 units in the next five years.

Given our rapid portfolio growth, coupled with ownership's desire to develop and hold rather than sell, the timing is ideal for qualified candidates to come on-board.

We're currently seeking a Maintenance Tech III for our multi-family portfolio of properties, with 3+ years of industry experience.

This position will be full-time at The Lakes at College Pointe, located in Ft Myers, Florida.

Responsibilities

The Maintenance Tech III will be responsible for executing maintenance tasks, including diagnosing problems and making repairs to maintain the physical condition of the community according to operating and safety standards. The role ensures that service requests, repairs, and turnovers are completed promptly.

  • Senior Maintenance Manager, Maintenance Manager, or Maintenance Supervisor

Classification:

  • Non-exempt/Hourly – eligible for overtime

Essential Job Functions:

  • Supervise and assist in overseeing maintenance staff, with responsibility for scheduling, work assignments, and training.
  • Hold Master Licenses in HVAC, Boilers, and Plumbing.
  • Maintain, diagnose, repair, and replace residential and commercial HVAC systems.
  • Maintain, diagnose, repair, and replace plumbing fixtures, supply & drain lines, and water heaters.
  • Maintain, diagnose, repair, and replace electrical fixtures, receptacles, switches, devices, wiring, and low voltage systems.
  • Maintain, diagnose, repair, and replace household appliances.
  • Perform carpentry work such as cabinetry, doors, molding, framing, flooring, and tile.
  • Repair drywall and plaster, and apply finishes such as painting.
  • Maintain building envelope components like roofs, gutters, drainage systems, soffits, fascia, windows, doors, and cladding.
  • Maintain and diagnose issues with pools/spas, elevators, and fire detection & protection systems.
  • Utilize computer skills with Real Page, Excel, Word, Outlook, and internet.
  • Read and interpret blueprints.
  • Oversee maintenance staff when the Maintenance Manager or Supervisor is not on-site.
  • Perform all tasks required of Tech 1 & Tech 2.
  • Complete service requests and repairs promptly, organize and prioritize maintenance tasks, and ensure apartments are rent-ready.
  • Assist in preparing maintenance schedules, budgets, and maintaining inventory of supplies and tools.
  • Inspect community grounds and buildings daily for maintenance needs.
  • Respond to resident requests, resolve problems, and ensure excellent customer service.
  • Follow all safety policies and procedures, and ensure compliance with laws and regulations, including Fair Housing.

Non-Essential Job Functions:

  • Assist with supervising other staff and contractors.
  • Maintain professional appearance and adhere to dress code.
  • Demonstrate core maintenance competencies.

Other:

  • Participate in emergency on-call rotation.
  • Live within 45 minutes of the community.
  • Perform other duties as assigned and be flexible with schedule.
Qualifications
  • High School diploma or equivalent (GED) preferred.
  • At least 5 years of experience with Real Page or similar programs.

Skills:

  • Excellent communication skills in English.
  • Basic arithmetic skills for measurements and calculations.
  • Ability to operate general office and maintenance equipment.
  • Ability to handle chemicals and work in restricted or elevated spaces.
  • Valid driver’s license and insurance; EPA Technician Certification (Type I & II); Lift certification within 6 months.
